HIDDEN GEM IN TOWN – Pages Croft is simply one of THE most sought-after settings in town, and with good reason.

If you’re local you may still not really know where it is so I’m not going to tell you just yet but safe to say when you find it I think you’ll be hard pushed not put it in your top 5.

I was delighted when I found this particular home, the owners are lovely and have been here for many years as they knew they were onto a good thing. It’s served them very well as a family home from young children to ones that have flown the nest (returning as they do) and now they feel it’s time for someone else to enjoy this wonderful spot and to probably make changes.

The position in this road is one thing you obviously can’t change, and you wouldn’t want to, beautifully tucked away right at the end. As soon as I pulled up you could see the potential too, there isn’t a ‘need’ to do it as such but it is crying out to be done and I’m confident that you would see the benefits in value as well as enjoying the extended accommodation.

What is here now is perfectly good and well ahead of its time, the open plan look and style that everyone is looking for now is already here. The central heart of the home is a huge Kitchen / dining / living space that screams versatility, you can see how family life and parties would work in this space with views through to the incredible gardens and pool ….. yes pool.

We’ll come back to the garden as it deserves a space all of its own, it really is a truly incredible feature to this home.

One addition is a stunning garden room is a conservatory style but just saying ‘conservatory’ doesn’t feel like I’m doing it justice so we’ll go for ‘glazed extension’ and it’s wonderful, full height and spills out onto the gardens. To the other end of the central space you have a reception room that you can shut off or keep open depending on what you need at the time, this again just shows the versatility that you have.

As with most family homes you need somewhere that you can dump and run, well close the door at least, here you have a really large utility room with door to the outside space so everything is covered.

Moving upstairs you have five true bedrooms, some longer some squarer but five nevertheless along with the family bathroom. As with downstairs you do really notice the light, everywhere you turn there seems to be a window or windows, two of the bedrooms being dual aspect as it is. The master is then centrally positioned and overlooking the gardens and pool with playing fields beyond.

So the main body of this home is fantastic as is and has served the current owners well but I have to point out the obvious potential for the future (sub to planning), it’s immense and whether you investigate that in the years to come or not it is great to have the possibility to do so.

Right, moving outside. The overall plot is incredible and was not what I was expecting at all, the owners believe it to extend to about 1/3 of an acre and I don’t think they’re too far wrong. The rear gardens form the corner plot and literally do wrap around the home giving many different areas of interest for you to discover. The gravelled pathway leads you around these spaces, past the treehouse, veg plot, wild flowers and stunning pool which is set into the large lawn.

To the front the large driveway leads off from the main Pages Croft and gives ample parking, privacy and leads to the huge double garage. When you now stand back and take in all you’ve seen you will find it very hard not to see this wonderful home as a place safe, secure, close to town but quiet and with some staggering potential for the years to come.
