Description - Rooksmoor House is a fascinating old property whose origins date back over 300 years, consequently it has a real sense of history. Listed Grade II* it forms one half of what is though to have once been a wealthy 18thc Mill owners home and has an interior steeped in period detail. What especially attracted the current owner was how closely it reflected the ambience of a provincial french farmhouse especially the kitchen/breakfast room. With a distinctive individual style all of its own, Rooksmoor House has 2 impressive reception rooms, 4 large double bedrooms, a family bathroom and a shower room, with one bedroom also having a cloakroom ensuite. A spiral staircase leads to the attic space. Outside in the mature garden is an excellent detached studio/home office with shower and cloakroom (ideal for someone working from home). There is off-road parking for two cars.
Location - Rooksmoor is part of the larger village of Woodchester, on the A46 between Nailsworth and Stroud. The house has a very strategic location therefore, with excellent transport links in the immediate vicinity including a bus stop, giving older children the chance of independence. The proximity of the main road means that commuting for employment or schools, both locally and further afield is very straightforward, while Stroud a working town, has three mayor supermarkets and a main line station (London Paddington from 93 minutes) as well as two grammar schools and an award winning Farmers Market.
Nailsworth is considerably smaller but has an outstanding range of independent retailers and there is a Post Office/general stores in North Woodchester. There are lovely walks in the surrounding countryside, a cycle path runs along the disused railway track in the valley opposite and there are 3 challenging golf courses locally and plenty of place to eat out including 'The Fleece' nearby.
Directions - From our Stroud Office, proceed in an easterly direction turning right at the roundabout, by Waitrose, onto the bypass. At the far end turn left onto the A46 towards Nailsworth. Continue straight over the traffic lights for about a mile and then immediately prior to the Fleece Pub, turn left into a little lane. Rooksmoor House is the very first property on the left. There are two parking spaces and black painted gates lead to steps into the garden and front entrance.
Agents Notes - The four tiled wall panels (featuring herbs), in the kitchen/breakfast room will not form part of the sale and will be removed by the vendor on completion.
