DESCRIPTION: A LEVEL INDIVIDUAL BUILDING PLOT WITH RURAL SOUTH FACING REAR ASPECT AND OUTLINE CONSENT FOR RESIDENTIAL DEVELOPMENT BY A SINGLE DWELLING. This cleared level plot is situated within the village of Bwlchgwyn which lies on the A525 approximately six miles from Wrexham and seven from Ruthin. The plot has an independent direct frontage onto Wesley Road. It has a depth of approximately 50 meters (164ft) and a maximum width of 14.9 meters (49ft). The rear boundary has a southerly aspect and adjoins open countryside across which there are views towards Minera Mountain. Outline Consent was granted by Wrexham CBC under Code No. BRY P/2015/0635 on 2nd November 2015 for "OUTLINE APPLICATION FOR RESIDENTIAL DEVELOPMENT (WITH ALL MATTERS RESERVED FOR FUTURE APPROVAL APART FROM ACCESS)". A copy of the Consent is available electronically from the Agents on request.

LOCATION: Bwlchgwyn is situated on the A525 Wrexham (6 miles) to Ruthin (7 miles) Road with a regular bus service to both. It claims to be the highest village in Wales and provides a popular modern Primary School, Pub/Restaurant and multi-use Village Hall. More wide ranging amenities are available in the neighbouring village of Coedpoeth (2 miles). It is also convenient to Mold (9 miles) and Chester (13 miles) which can be accessed via the A483 at Rossett.

DIRECTIONS: For satellite navigation use the post code LL11 5UY. From Wrexham proceed on the A525 Ruthin Road. After about three miles pass through the village of Coedpoeth then continue for a further approximately 2 miles into Bwlchgwyn. After passing into the speed restriction matrix continue for approximately 200 yards until turning left onto Fron Heulog Hill at the crossroads immediately before The Kings Head Pub Restaurant. Turn immediately right onto Wesley Road. Bear left at the top of the hill, passing the Community Centre on the right, after which the plot will be seen after a short distance on the left.

SERVICES: It is believed that mains water, electricity and drainage are available for connection from the road frontage, however prospective purchasers are advised to make their own enquiries of the various Statutory Authorities.

TENURE: Freehold. Vacant Possession on Completion.

VIEWING: Open to view at all times.

NOTE: A copy of the Consent is available by email on request.

These particulars were prepared following initial inspection of the property and the descriptive comments are the opinion of Kent Jones & Company Estate Agents at that time.
