Full description

Superbly refurbished country house with stunning setting

Cowden House was originally a small cottage which was extended into a two storey farmhouse in 1707. The original part of the house has a steep pitched roof with dormers along the front. The house was substantially extended in 1885 with the addition of the west wing with a Jacobean style mullioned window over the hall and a Victorian front porch.

The house was fully refurbished and further extended in 2014. The traditional rooms in the old part of the house are now complemented by a superb, large, bright, modern kitchen which is open plan to a dining area and conservatory. Sliding doors connect to a family room. There is a boot room at the end of the house with a covered walkway leading to an outside sitting room and dining room.

The refurbishment was done by local craftsmen who worked with Drummonds and Kohler bathroom fittings and cutting edge modern design. The house was stripped back to the original walls, completely re-wired and re-plumbed. It has state of the art security, heating and lighting which is controlled by smart phone apps. It is protected by security cameras around the house and CCTV at the front gates.

The main hall has a magnificent wooden staircase up to the first floor and a Jacobean mullioned window above. The drawing room has large windows and an open fireplace with Italian white marble mantle. The dining room has a splendid stone fireplace (no flue) with carved coat of arms above. The sitting room boasts ancient ceiling beams, fully panelled floors and walls and built in stone fireplace.

The kitchen is in the heart of the house. It was designed by Clive Christian and has two island units with white marble work surfaces, Wolf induction hobs and a sink unit. Open plan to the kitchen is a magnificent dining area / conservatory with a roof light and Venetian chandelier above. It has fully glazed retractable doors to the south. A sliding partition connects to the south facing sitting room which has a stone arched former fireplace. There is a fully panelled boot room, a utility room and a separate WC.

Galleried landing on the first floor with the Jacobean style mullioned window. Master bedroom furniture and wallpaper by Clive Christian. En suite bathroom with double bath with fitted TV screen; concealed WC and shower compartment and wash basin in period unit.

Two bedrooms with en-suite bathrooms, two bedrooms with bathroom in between.

Oak pillared covered passageway leading to outside sitting room and dining room with stone raised fireplace, flagstone flooring with oak beams and folding glazed doors all around.

Traditional barn comprising store room and garage with floored loft above. Traditional range comprising a store, garage/machinery shed and workshop. Lean to kennel and dog run. Substantial workshop / garage extending to 24m x 9.75m.

Cowden House is set in well established grounds extending to about 31.8 acres. A hedge and stone wall divide off the gravel sweep at the front door. Below this is a sloping lawn overlooking a field. This forms a valley and protects the outlook from the front of the house. To the north is a sweeping lawn with rhododendrons leading down to the fields. There is a stand of pine trees and a tarmac circular drive for children to ride their bicycles. Below is a flat parkland field. The drive runs along the edge of this field. There are trees along the boundary at the far end of the field which gives a visual barrier between the house and village.

Cowden Cottage is a two storey cottage built on a raised site on the corner of the drive. The main part of the house is harled brick and stone with a single storey wooden lean to at the side. The cottage is currently empty and requires refurbishment.

Square Footage: 6,121 sq ft
