Tenure: Freehold

A beautiful Grade II* listed manor house which was home to seven generations of Jane Austen's forebears. Well-proportioned accommodation with a wealth of period features. Wonderful gardens, woods and paddock. Double garage and detached outbuilding (former smoke house). In all about 3.8 acres.

The property is a beautiful Grade II* listed manor house. We believe the earliest part dates back to 1215 and was home to seven generations of the Austen Family (Jane Austen's forebears) who owned it from early 1600 until 1851.

The house sits well within its grounds and most rooms have wonderful views over the gardens and grounds. The property is a mixture of different periods and has good ceiling heights and well-proportioned reception rooms.

Points of particular note include a large Elizabethan fireplace in the library, a 17th century fireplace in the dining room with apotropaic marks carved into the beam, an old door in the lower hall dating back to the 15th century, priest holes, a wealth of exposed timbers, a beautiful wood panelled study, three staircases, some original leaded light windows and a stained glass window in the dining room.

There are various rooms, store rooms and an extensive cellar which offer scope for further development (subject to the necessary planning consents).

Outside, the property is approached via a gated entrance over a gravel driveway leading to the parking area. There is secondary access at the rear which leads to additional parking and a detached double garage.

The gardens are a particular feature and include formal lawned gardens with well stocked flowers borders and a multitude of mature trees and shrubs surrounding.

To the rear of the house there is a lovely rose garden with brick paths leading through and around. There are three attached storage rooms and also a detached smoke house which is currently used for storage.

On the southern side there is a paddock as well as a wooded area with wild flowers, bluebells and a pond. There is an old tennis court (in need of restoration) and in all the property extends to about 3.8 acres.

The property is located in a sought-after position on the edge of the picturesque village of Horsmonden which has a good range of local amenities including a village shop, chemist, hairdresser and doctors' surgery. Nearby Goudhurst is well known for its pretty centre, ancient church, duck pond, period buildings, inns and restaurants. Tunbridge Wells is about 10 miles away and offers a comprehensive range of shopping, education and cultural amenities as well as a mainline station. Paddock Wood has a mainline station with a frequent service to London St Pancras and the continent from Ashford International and Ebbsfleet International stations. The pretty Wealden town of Cranbrook is about 7.5 miles away and Maidstone, the county town of Kent, is just under 12 miles away.

There is a good choice of schooling the area, in both the state and private sectors, including Cranbrook School, Dulwich Preparatory at Cranbrook, Marlborough House and St Ronan's in Hawkhurst, Benenden School, Holmewood House Preparatory at Langton Green, Kent College for Girls at Pembury, grammar schools for boys and girls in Tunbridge Wells and Tonbridge, and public schools at Tonbridge and Sevenoaks.

Leisure facilities include golf at a number of interesting courses in the vicinity (at Lamberhurst, Tunbridge Wells and the Nick Faldo designed Chart Hills at Biddenden). There is riding and walking in the surrounding countryside and sailing and fishing at Bewl Water and on the south coast.

Horsmonden 1.5 miles. Goudhurst 3 miles. Paddock Wood mainline station 5 miles (London Bridge from 42 minutes). Cranbrook 7.5 miles. Tunbridge Wells 10 miles. Tonbridge 11 miles (London Bridge from 38 minutes). Maidstone 11.8 miles. Ashford International 23 miles (London St Pancras from 36 minutes). Gatwick airport 33 miles. Heathrow airport 62 miles.
