DESCRIPTION Incredible city and country views... Charming period features... Large gardens with huge potential. These are just three of the reasons as to why Hillgate is a must view for any buyer. The cottage is located along a quiet country lane within the heart of Dundry Village and overlooks Bristol chimney pots and magnificent open countryside! This location will struggle to be beaten for anyone who is looking for the best of both worlds, a country cottage - just a stones throw from Bristol itself.

The cottage itself comprises well presented spacious accommodation but also offers huge potential to extend further if desired, there is currently planning permission which can be viewed here The downstairs consists of a large sitting room with a superb feature fireplace and inset log burner. There is a separate kitchen and breakfast room which provides access to the gardens to the side and overlooks the gardens and views beyond. The ground floor is completed with a well presented shower room which services the two double bedrooms found upon the first floor.

Outside of the cottage there is ample off street car parking opposite the property. The gardens run at the back of the house but can be accessed from the side as well. The gardens offer huge potential to any new buyer, currently they are laid to lawn but any new owner could quite easily look to create various seating areas that would be perfect for enjoying the views all year around!

We have noticed...The views here are simply outstanding! With a clever side extension this cottage can be transformed into a large family home with equally large gardens to match!

SITUATION Dundry is a North Somerset village situated on Dundry Hill, in the northern part of the Mendip Hills, between Bristol and the Chew Valley Lake. The city of Bristol is only four miles away and Bath is twelve miles to the west. Its lofty situation, seven hundred feet above sea level at the western end of an exposed four mile long ridge, makes it a notable landmark in North Somerset and its dominance is emphasised by a spectacular fifteenth century church tower. Dundry commands some of the most extensive and beautiful prospects in the west of England, and by night Bristol's lights create a breathtaking scene. The Dundry Inn public house is renowned in the area, and schools include a primary school with secondary schooling available at nearby Chew Valley, and a choice of private schooling in Bristol itself. The area around is well known for its beauty, activities and attraction. The Chew Valley and Blagdon lakes provide a host of activities whilst the nearby Mendips are popular and boast great walking, riding and unspoilt nature.

DIRECTIONS Travelling into the village of Dundry proceed past The Dundry Inn and village church, follow the road around to the right and then slow down as the road bends sharply to the left. The property is located along Hill Road which is the right hand turning just opposite the bend. Proceed along the lane for a short while and then the property can be found on the left hand side. Viewers may find it easier to park in the village British Legion club and then walk to the property, although the property does have off street parking space.
