DESCRIPTION Set amongst a private cul-de-sac this substantial detached home boasts some of the most spacious accommodation we have seen in a long time! The property is approached via a sweeping paved driveway and sits centrally upon a large level plot (circa 0.3 acres), which is incredibly private for a property so central to the village. Surrounded by wonderful countryside and with some lovely views on the doorstep the location offers the best of both worlds as the position lends itself perfectly for commuting to Bristol, Bath and Wells.

The property is entered at the front through a traditional porch directly into a large open entrance hall, which sets the tone for what's to come! The downstairs accommodation includes a superb sitting room, boasting dual aspect windows and a feature fireplace! A large dining room, positioned conveniently next door to the well appointed modern kitchen. Further accommodation includes, a good sized study which could be used as a play room, a separate utility room and a useful downstairs WC.

A wooden staircase from the ground floor leads to an open landing which offers a cosy seating area and provides access to all five bedrooms. The master bedroom is particularly impressive boasting built in wardrobes and its own ensuite shower room. The second bedrooms also benefits from its own ensuite and the other three rooms, all of which are generously sized, are serviced by a well appointed family bathroom.

The gardens at the property run to both the front and rear. The rear of the property is predominantly laid to lawn offering a brilliant space for growing families, or entertaining friends. There is also a well sized patio area, positioned at the foot of the building, which is ideal for alfresco dining in the privacy of the garden. To the front of the property there is the aforementioned sweeping driveway, which is gated from the roadside with ample off street car parking and access into the property's detached double garage.

SITUATION Stanton Drew is located just to the south of the road that runs between the villages of Pensford and Chew Magna on the B3130. The Bath & North East Somerset village is famous for its prehistoric Stone Circles, the largest being the Great Circle consisting of the second largest Stone Circle in Britain (after Avebury). The village also has a range of listed buildings dating from the 13th to 15th centuries. The Parish of Stanton Drew has about 800 people and includes a primary school, local Inn, the Church of St Mary the Virgin and village hall where there is a venue for Mothers and Toddler Groups and Pre-School along with various activities. The area that surrounds the village has several dairy and arable farms and many people commute to Bristol and Bath. The popular Chew Valley Secondary School is located between Chew Magna and Chew Stoke and is served by a daily school bus.

Chew Valley is unique in the West Country, comprising some thirty five thousand acres of unspoilt and protected countryside which occupies the middle ground of the Bath, Bristol and Wells triangle. Dominating the scene are the Chew Valley and Blagdon Lakes, notable for their fishing, birdlife, sailing and nature study amenities. The villages in the Valley are all unspoilt and each has its individual charm and character. Only seven miles to the north of the Chew Valley is the City of Bristol, the West Country's financial and business centre, whilst the charming City of Bath with its Roman origins and Georgian architectural masterpieces is under half an hour's drive to the East. On the southern side of the Mendips is the historic City of Wells, England's smallest, with its ancient Cathedral.

The region is well served by excellent Inter City Rail Links and the M4/M5 links to the rest of the Country. Bristol Airport is some six miles to the west.

DIRECTIONS Travelling into Stanton Drew from the North proceed through the village passing the Druids Arms on your left hand side. Take the next right hand turning into Upper Stanton and pass the village Primary School on your left hand side, slow down as you reach the junction to Stanton Wick Lane turn right and then the Orchard can be found on the left hand side. The property can be found in the corner of the cul-de-sac with a Debbie Fortune Estate Agents for sale board to the front.
