This conservatory is magnificent, simply put. The main debate here is whether it is technically a conservatory, orangery or another reception room. The current owners use it as the latter as it does make a sensational lounge area with high quality wood effect laminate flooring laid under foot.

Moving back through the kitchen there is an opening through to the dining room which also has access to the conservatory should the new owners prefer, via sliding double glazed doors. TRANSPORT LINKS

Haymaker Way is really well positioned for commuters as within 10 minutes by car drivers can get to the A5 at Norton Canes and the M6 Toll at Burntwood. In 15 minutes drivers could reach the M6 at Cannock. The nearby A460 leads between Hednesford & Rugeley and there are also local routes toward major towns such as Walsall, Lichfield and Stafford.

The nearest railway station to the home is Hednesford which can be reached in walking distance, around 20-25 minutes depending on your pace. The station is located on the Chase Line which runs from Rugeley Trent Valley to Birmingham New Street, passing through Cannock and Walsall.

Those preferring to take the bus will be delighted to find very regular services from Wimblebury Road, which at the beginning of the development. These lead between Lichfield City Centre and Cannock with stops in Burntwood along the way.

SCHOOLS & AMENITIES

According to the Staffordshire Schools website, Kingsmead Academy at 0.8 miles walking distance, is noted as the catchment secondary school. Slightly closer to home, Heath Hayes Primary at 0.6 miles is listed to be the catchment primary. Although we have researched this information, it is highly recommended that parents check with the local authority to confirm catchment.

As mentioned above, the property is fairly close to the centre of Hednesford which includes a great shopping precinct with many famous and independent stores. There is a large Tesco supermarket nearby aswell. For a greater shop, Cannock Town Centre and the Orbital Retail Park are both within a ten minute drive.

Closer to home though, there is a Fish & Chop Shop, Chinese Takeaway and LifeStyle Express Convenience store located on John Street. There is another convenience store named ‘Happys’ located along Littleworth Road

Hednesford is located on the border of Cannock Chase national park AONB (Area of Outstanding Natural Beauty) and therefore this opens up recreational activities such as walking, running, cycling and riding.
