The earliest part of the barn is believed to date circa 1820 with additions to the main range being slightly later – around the mid-19th century. Forming an enclosed yard with a southerly entrance point, two projecting stables / yard sheds with a much lower roofline were previously joined to the eastern and western sides of the main barn, which have now been demolished. Following the approved planning permission and listed building consent, major conversion works have commenced which includes brickwork at base level, sole plate and the part covering of the roof with slate tiles.

Outside

Accessed via a minor lane, the property is accessed over a long concrete drive which gives an attractive approach. The Barn will be seen straight ahead which occupies a prominent position, set on a brow of hill which overlooks the entire valley to the front with a stream to its nadir. Set in just under 0.3 of an acre, the barn offers amenity land to both the front and rear which following landscaping and clearance would provide good sized gardens. The boundaries to the northern and eastern aspect are clearly defined by timber post and rail fencing and the remainder by hardstanding which gives access to the neighbouring farmhouse and a working farm beyond to the north.

Location

The property is located some 1 mile east from the village centre of Elmsett. Elmsett is a popular village which lies approximately 7 miles to the west of Ipswich and the village has an attractive green with Post Office stores, public house, playing field, primary school, village hall, Parish church and Methodist church. More extensive shopping facilities are available within Hadleigh, which is about 4 miles away, and this has a good array of shops, supermarkets, schools, public houses and a veterinary practice. Doctors surgeries are available in Hadleigh and Bildeston. Ipswich has additional shopping and recreational facilities, as well as a good choice of both state and private schooling for all ages. Mainline stations are available at Ipswich, Colchester and Manningtree, providing direct services to London Liverpool Street.
