Kitchens - The kitchens are selected from Germany’s largest manufacturer, Nobilia, and encompass all of the current state-of-the-art features, including handleless opening, high gloss lacquered laminate finishes and soft close doors and drawers. Silestone quartz solid worksurfaces are included and feature undermount granite sinks by Franke, and Quooker Fusion 3-in-1 boiling water taps. All other appliances supplied are by Neff, including an induction hob, Circotherm ‘Slide and Hide’ oven and a combination oven and microwave.

Bathrooms - The bathrooms suites are all by Otto Interiors who have been creating beautiful bathrooms since 2004. Each bathroom is designed to meet the demands of modern day life and reflect the latest in design and style. Wall and floor tiles are selected to complement the bathroom cabinetry while enhancing the feeling of both space and light.

Heating - The heating is provided by a gas fired system boiler with underfloor heating to the ground floor and radiators to the first/second floor rooms. All bathrooms are fitted with a dual fuel heated towel rail. Hot water is supplied through a fully pressurised hot water system.

Windows And Doors - The property is fitted with UPVC sliding sash windows, aluminium bi-fold doors and a composite black front door with chrome door furniture. The soffits and fascia boards are also UPVC creating a maintenance free exterior. The interior doors are all solid core oak veneered with chrome handles. Flooring - All kitchen/diner, utility and hallway floors, including the bathroom, en-suite and WC are tiled as standard. We do not provide carpets but can recommend a local supplier if required. Should doors need to be trimmed to suit the carpets this can be arranged at an extra cost.

Loft Space - All loft spaces will have a high level of thermal insulation to the recommended level. The loft space is designed for light storage only. A loft ladder will be provided for access where there is a loft space. All TV aerials where appropriate for the signal will be fitted in the loft space.

Garden And Landscaping - All gardens are fully landscaped with a sandstone patio. Turf will be laid to the rear of your home and a selection of shrubs and small trees will be planted in each garden. Fencing across the development will be a mixture of 1.8m feather boarded timber with concrete posts and brick walls. An outside tap and electricity socket will be provided as standard.

Garage And Driveways - The garage is fitted with a white insulated Hormann electric sectional up and over door and come with a remote control. There will be light and a power point in the garage. There will be ample paved parking supplied to each property. The extent varies from plot to plot. It will consist of block paving using a different boundary colour to identify each plot.

Services - Mains gas, water and electricity are provided and will be individually metered. Mains drainage: both foul water and surface water drainage are to the public sewer. You can arrange installation of telecoms and Virgin cable once you have moved into your new home.

Extras - You may want to upgrade certain items or make changes to our standard specification and these will be classed as an extra cost to you. These items will be added to a customer extras form which you will be required to sign and indicate that you want these items and that we will be undertaking these on your behalf.
