Full description

Tenure: Freehold

‘The Beam’ has long been known as a Romano-British settlement site. Once the site of a medieval chapel, the property is also responsible for when Bampton first took its name, which was ‘Bemtune’ in 1069. It is thought the ‘Bem’ element of the name was taken from ‘The Beam’. Wonderful historic elements of the house make this, we believe, the oldest house in Bampton. The Beam is in the corner of Beam Paddock with a gated entrance. A stunning original spiral staircase with stone-built treads, and a central fireplace which is made up from a large re-used monolithic block which we believe was original to a ‘St Thomas Chapel’, are some of the points of interest. In addition to the fascinating history, beautiful exposed stone walls and beams are retained throughout. The current owners who have now been resident for fifteen years, have made some significant changes to the house which is not ‘Listed’. As you enter The Beam, you are immediately presented with a spacious hallway and from here you will note the spiral staircase almost directly in front of you, opposite the ground floor cloakroom with shower. Continuing through, you will enter a wonderful open kitchen space flowing directly into a conservatory/breakfast room with access through a stable door to the garden. The bespoke kitchen has been carefully designed to include a central island, Aga cooker and tiled heated flooring throughout. Leading from the kitchen is a utility/boiler room of a very good size and separate access to the garden. A wonderfully characterful formal dining room is reached from the other side of the kitchen, and this then leads to the main reception room which has exposed stone walls and a central fireplace. From the reception room, a walk-through style library takes you to a second conservatory, forming an ideal play or sun room for relaxing, with a second stair case. Furthermore, on the ground floor are two bedrooms, one of which is currently used as a super home office and the other as a guest bedroom, both of which are serviced by a main family downstairs bathroom. Either of these rooms are multi-functional and could be an ideal bedroom/guest area/play room or home office.

The Beam, upstairs, is accessed from two separate staircases, offering independence to each of the other bedrooms. The master suite, created by the current owners, offers a tremendously light space which includes large wet room style en-suite shower room, generous storage and an ‘L’ shaped walk-through dressing area with impressive built in wardrobes and under eaves storage. This walkway has an office area and a snug which could be used as a 6th bedroom for a young child. Separate to the master suite, and accessed via the other historic staircase, is a double bedroom with its own en-suite shower room and then a single bedroom completing the picture. All bedrooms have substantial built in wardrobe space. A separate annex, formerly a double garage, has been well converted into a completely independent space to the rest of the house. Currently a games room, it would also be a perfect ‘live-in’ accommodation with a built in kitchenette and en-suite shower room. Our current owners have previously had the family ‘Au Pair’ living in this annex.

The Beam sits on circa.0.3 of an acre plot and enjoys a truly tranquil garden which is completely protected by ‘Leylandii’ hedging, offering a beautiful, very private spot to enjoy the sunshine throughout the day with the family in the south facing garden. An outbuilding makes for great storage, and adds to the outdoor scene, with an established tiered pond providing the gentle sound of running water.
