If you are looking for life in the country then this property could be the place. Nestling in eight acres of orchards and paddocks the main property is a modern two bedroom bungalow built in 2016 with an adjacent mirror image property that is currently denoted for use as a grading and packing facility. Although this has been a thriving chicken farm there are numerous alternative opportunities available depending on your requirements. However there are three large hen houses and appropriate outside space with the capacity to house about 3,800 free range chickens, should you wish to carry on and develop the existing business. Historically this was an apple orchard and there are still about 500 trees in the grounds so providing apples or even making cider could be an option. Alternatively it could make an ideal caravan or camping site or an equestrian centre particularly as there are plenty of off road bridle paths for hacking and it is close to the main A2 for Canterbury, Dover and London for easy access and travelling to horse shows both in the UK and in Europe. If the ‘good life' beckons you might want to create a small holding with a mixture of animals, fruit and vegetables. As you can appreciate there are a number of flexible options available that makes this property very special. The bungalow includes a delightful open plan lounge/diner space with french doors to the garden and a cosy wood burning stove. The contemporary kitchen area has a free standing cooker and an integrated fridge. There are two bedrooms and a family bathroom. The adjacent packing and grading property is identical and could be used as a holiday let or home for elderly parents or adult children subject to the necessary permissions. The charming garden includes a wood fired hot tub, a useful garden shed and a bore hole that provides free fresh water as well as hard standing for vehicles. The grounds are surrounded by very tall trees, farmland, and woodland owned by the Kent Wildlife Trust so the area is protected and is extremely quiet and peaceful. As well as the hen houses there are a number of other useful outbuildings including a large barn built in 2014, a car port and/or tractor shed and a large purpose built dog kennel with a covered run area.

What the Owner says:

“We moved here in 2010 when it was just a large orchard. Over the next three to four years we lived in a mobile home on the site and worked hard to build up our successful free range egg business. During that time we applied for planning permission for the erection of the bungalow and the adjacent grading and packing property which was eventually granted four years later. We have been very proud of our efforts to build up our business over the years but we now feel it is time to retire and hope that someone else will be able to take advantage of the time and effort we put in creating the opportunity to build a home in this wonderful environment, even though the planning consent for the property was granted with the Agricultural Occupancy Condition* imposed.
There are plenty of places for walking the dog and we can even stroll along to Selling across fields and pathways and probably not meet anyone on the way. That village has a good primary school but Boughton under Blean is only 2.7 miles with its historic church, a village hall with plenty of community activities, a bowls club, post office and village store as well as a hairdresser, pubs and restaurants and another primary school. We are equidistant between the city of Canterbury with its historic buildings, high street stores, individual shops, schools, universities, mainline stations, bars and eateries and Faversham including its historic market square, individual shops, riverside, pubs, restaurants and station.
