Location
The site is located approximately 500m south of the village centre. It is accessed from Woodhayes, off the A357 Stalbridge Road, and is bounded by residential development to the north and open
countryside to the south and west.

Henstridge has a shop/post office, primary school, church, village hall and two pubs. The 2014 census recorded a population of 1,489 people over the age of 16. The local economy is centred around a range of local businesses, some within the village and others on the Marsh Lane trading estate and local airfield.

Templecombe rail station is approximately 3.2km to the north with regular services to Exeter, Yeovil and London Waterloo. There are regular bus services running half hourly to Wincanton
and Yeovil.

Sherborne, Wincanton (and the A303), Gillingham and Shaftesbury are all within 10 miles as the crow flies and Yeovil is 12 miles

Planning Permission and Development
Planning permission was obtained by way of a decision from the Planning Inspectorate dated 20th November 2018 (Appeal ref.APP/R3325/W/18/3197690), having been refused consent by
South Somerset District Council over concerns regarding planning policy, accessibility and highway safety.

The Inspector approved development of “up to 130 dwellings with public open space, landscaping, sustainable drainage system and vehicular access point from Woodhayes Way”.

The data room contains an agreed list of planning conditions and an agreed Unilateral Undertaking.

Affordable Housing
The planning permission provides for 35% affordable housing with a tenure split of 80% social rented and 20% intermediate housing.
