This is currently in use as a sitting room but would perhaps be better suited as the third bedroom, conveniently served as it is, by the cloakroom opposite with its lavatory and hand basin.

Passing the cloakroom we enter the lounge/dining room. The first section, currently the lounge has a brick chimney breast containing a modern gas fire electric fire, backing up the already efficient central heating to keep you extra toastie in the dark depths of winter. Another door to the left gives access to the kitchen and there is also a step up into the dining room area which has sliding patio doors opening out onto a raised area of decking for passing those long summer evenings relaxing with a chilled glass or two. The ‘dining room’ is far more spacious than is normally associated with spaces carrying the title, the full sized table being off-set and allowing unimpeded views of the patio from the lounge.

Moving into the tile floored kitchen we find a square room with wood panelled cupboards and units, with a plumbed in washing machine and the regularly serviced gas combi boiler, powering the central heating and providing instant hot water, There is another door leading into the garage which has both light and the power necessary for the tumble drier.

Through the back door to the rear garden, we discover a large area given over wholly to paving with the exception of the raised decking immediately outside the dining room. This is the non-gardeners dream, being the ultimate in low maintenance yet providing a pleasant place to sit and soak up the rays while remaining guilt free about not mowing or pruning.

Back inside, a broad, well lit staircase brings us up to a small landing where, facing us is the bathroom. This is finished in brown marble effect tiles with a Velux roof window fitted above the sink. These windows always work extremely well in rooms where light is important and this is no exception, making shaving and make up application (I imagine….) a pleasure. There is a comtemporary bath with a glass shower screen and a mains water shower fed from the combi boiler, making the feeble dribbles often found coming from electric showers a thing of the past.

To the right of the top of the stairs is the principal bedroom. This has fitted wardrobes to two walls and the shaped ceiling typical of the dormer bungalow design. Opposite this is a slightly smaller bedroom, again with fitted wardrobes and double aspect windows giving a delightful airy feel.
