Full description

Tenure: Freehold

Driving through the attractive electronically controlled wrought iron gates, this grand Georgian style residence is laid out before you beyond the driveway flanked by lawns. Nestling within its own large substantial grounds, it is an impressive site with its Tuscan pillars either side of the entrance and vast numbers of multi pane windows and once across the threshold the incredibly extensive and flexible accommodation becomes even more apparent. Although only built about 40 years ago it incorporates all the space, light and elegance associated with quality buildings from the Georgian era but with all the convenience associated with modern day living. Everywhere you look there are substantial and well proportioned rooms with high coved ceilings and a plethora of windows providing plenty of natural light. The spacious reception hall leads to the main rooms on the ground floor. These include the large and elegant drawing room with its double aspect windows and large french doors to the rear garden and double glazed doors to the formal dining room that has a charming fireplace and ornate coving and is an ideal place for those family celebrations, Sunday lunches and dinner parties as you could seat at least a dozen or more people round a table. When the doors are open between these two rooms it also makes an excellent space for larger scale entertaining. There is an open plan fitted kitchen that includes an oven, hob, dishwasher and wine cooler with an open aspect to the breakfast room. The magnificent Victorian style conservatory is amazing and with underfloor heating is usable at any time of the year. It provides a wonderful view across the extensive gardens and is just the spot for relaxing over your morning coffee. This floor also includes a very good sized utility room, cloakroom and coat cupboard as well as a large study overlooking the front garden. There is also a lovely family room/study with tall side windows and double french doors to the courtyard. Off the galleried landing on the first floor you will find one double bedroom with fitted bedroom furniture and four private bedroom suites as well as the family bathroom with a Jacuzzi bath and a trendy modern basin.

What the Owner says:

“Originally we were attracted to the peace and quiet as well as the size and space available in this wonderful family home. We have always enjoyed the feeling of being out in the country yet we are only two miles from Canterbury city centre with its high street stores, individual shops, restaurants, theatres, schools and universities.
The house backs on to fields and at the front we are adjacent to the Canterbury golf course. It is very secluded and the only sound we hear are the birds tweeting but we can enjoy watching other wildlife which regularly visit the garden. We moved here some 17 years ago when our children were small and it has been a wonderful family home but as they are now grown up we feel it is time to downsize. Over the years we have enjoyed extending the property and creating the annex which could be used for extended family members or for holiday lets to provide additional income.
We have delightful neighbours and a very useful nearby garden centre where we buy all our plants. Fordwich is only about half a mile away and is renowned for its wonderful historic buildings and being the smallest town in England with its own town hall and with the river Stour running through the middle. It also has two excellent Olde Worlds pubs including the Fordwich Arms which has recently enjoyed a renaissance as has a top class Michelin Starred restaurant while Sturry is less than five minutes by car with its mainline station and convenience store."
