THE PROPERTY
A unique period barn conversion, expertly converted and restored to provide a sumptuous living space which cleverly fuses the original character and charm with contemporary styling and design efficiency. Part of a small, exclusive development of just six homes, this property enjoys the best of both worlds, being located in the heart of Holt yet tucked away enough to enjoy peaceful and quiet surroundings. The exceptionally well appointed accommodation comprises an open plan living area fitted with a bespoke kitchen and floor to ceiling doors overlooking the courtyard garden, a guest cloakroom and a utility room. On the first floor a landing leads to two double bedrooms, both of which have en suite facilities. The property also enjoys under floor heating on the ground floor with radiators on the first floor and sealed unit double glazing. Outside, there is a generous enclosed and private courtyard garden and one allocated car parking space.

LOCATION
The town of Holt was first mentioned in the Domesday Book (1086) when it was credited with five water mills, a market and its own Port of Cley, which was attached to the Holt Manor. In 1708 the great fire of Holt destroyed much of the town centre, which accounts for the Georgian architecture that is found in the town today. The centre of the town comprises mainly of individual shops and businesses where a friendly and personal service still remains. The town is also home to Gresham's Public School. The North Norfolk coastline is about four miles distant with Salthouse, Cley, Blakeney and Morston all within easy reach. The County City of Norwich is just over twenty miles distant from where there is a fast rail service to London Liverpool Street and an international airport.

DIRECTIONS
From the agent's office, turn left into the High Street. Proceed to the war memorial in the centre of the town and bear right into Station Road. Upon passing the East Anglian Children's Hospice shop you will find the entrance to Railway Cottages running down the side of the shop. The property will then be found in the courtyard to the rear, identified by a Pointens 'For Sale' board.
