Situation
Droitwich Spa is a historic town within the Wychavon district of northern Worcestershire on the banks of the River Salwarpe. The River Salwarpe takes its name from the Anglo Saxon ‘Sal’ meaning salt and ‘weorp’ meaning to churn up describing the salt brines which the river flows across. The town is situated upon massive salt deposits which have been extracted since ancient times. The natural Droitwich brine contains two and a half pounds of salt per gallon, ten times stronger than sea water and rivalled only by the Dead Sea. Droitwich shopping is mainly focussed on the traditional town centre around Victoria Square, leading to the St Andrews Square Shopping Centre and down to the original High Street, with its local pubs and an eclectic mix of traditional shops. A Farmers Market is also held regularly in Victoria Square. The Norbury theatre hosts regular shows year round including an annual pantomime and also shows films. On the outskirts of the town is the famous Chateau Impney which is now a hotel, restaurant and conference centre. The lido was renovated in 2007 and the lido park is now a pleasant and popular space. Droitwich Leisure Centre at Briar Mill has gym facilities, sports hall, a swimming pool and squash courts. There are also outside football and astro turf pitches with floodlighting. The Centre also runs a squash league and archery society.

Description
The front of the property has been slabbed to provide off-road parking via a dropped kerb. Steps, with outside electric sockets to the side, lead to the side entrance door and rear gate into the garden. A hardwood door opens directly into the Lounge which has a double glazed window to the front and a wooden staircase to the first floor landing. There is a door to the Kitchen which benefits from a range of wall, drawer and base units with work surface over. There is a one and a half bowl stainless steel sink with mixer tap over and double glazed windows to the rear and side elevation. There is also a space with a range cooker with extractor above and there are ceramic wall tiles to splash prone areas. A door leads into the Utility area where there is space and plumbing for a washing machine and the wall mounted central heating boiler. A double glazed door leads from here to the garden. There is a further door to the downstairs Bathroom which has a tiled floor, panelled bath with mains pressure shower over, built in WC, wash hand basin set in a vanity unit with storage below and full height ceramic wall tiling. In addition, there is an obscure double glazed window to the rear elevation.

Stairs from the Lounge lead to the first floor Landing with a double glazed window to the side elevation and stairs to the second floor. Doors radiate to the two first floor Bedrooms, both of which are doubles, one to the front with built-in wardrobes and the second to the rear, again with built-in storage.

On the second floor, the Landing has a double glazed window to the side elevation, access to storage within the eaves and a door to the third Bedroom which has a double glazed window to the front and built-in storage

Externally there is a patio, lawned area, large shed and path down what the current vendors have named ‘the Shack’. This brick built annexe has double glazed patio doors having been board/plastered throughout with downlights, power points, breakfast bar and small sink. It is a versatile additional space for entertaining or for whatever use a potential purchaser may decide.

Prospective purchasers should note that there is a gate providing access to the neighbours in case of need but this can be relocated.
