SELLER COMMENTS "One of the first things we fell in love with about Reeves Hall was the unobstructed view of Haytor from the front of the house. We're on the edge of Bovey in a secluded spot along a quiet country lane surrounded by rolling hills, it's a beautiful landscape situated just outside of Dartmoor National Park. It sounds remote, but in fact we can be in Bovey Tracey very quickly, it takes us 15 minutes to walk or just a few minutes by car. It really is the best of both worlds.

Bovey has the lovely National Trust HQ called Parke - you can enjoy walks along the river and through the woods, it's got a great café which turns into a pretty special restaurant in the evenings. The town has all the amenities you could need, but if you want to an even bigger choice of shops you can get to Exeter, Newton Abbot or Plymouth very easily. We're both outdoors people and we love walking our dogs on Dartmoor, with its endless trails and numerous Tors waiting to be discovered just a short car journey away, which has been ideal for us. We moved to Reeve's Hall in Spring and the garden whilst then somewhat wild, surprised us with a plethora of spring flowers - the grounds are scattered with primroses, blue bells and violets, followed by a rainbow of coloured rhododendrons and azalea. Reeves Hall is a unique property steeped in history. The older section of the house is the largest part of a Devonshire long house, which dates back to 1500, whilst the newer part was added on in 1884. It's a quirky mix, but works really well and adds to the home's charm. We purchased Reeves Hall as our 'forever home' and have spent the last 2 plus years lovingly bringing It to life and letting it breathe again.

Looking back at our journey here, we realise that we have achieved a great deal, but sadly due to unexpected work opportunities abroad we need to pass this beautiful historic home onto new custodians. We hope the new owners will enjoy living here as much as we have."*

STEP INSIDE This really is a house of two halves, from the old and into the new (relatively speaking!). A 16th Century thatched farm cottage with a French influenced Victorian extension. It works very well and gives the house tremendous character and no doubt is what led it to become Grade II Listed.

As you approach the main front door, all you see is the Victorian façade. Into the entrance hall typical of that era. On the right is the sitting room, a spacious room with high ceiling, lovely wooden floor, wood burner and views over the front to Haytor and the Moor. Going on through the hall there is also a handy under stairs store. You then carry on through into the oldest part of the property. This is a large space with lovely beams and deep cob walls with window seat and a cottage feel. There is a stone fireplace with a wood burner and the room is used as a living and dining space. Through a medieval arch at the back of the room is the kitchen. This has been re done by the current owners to make best use of the space available. There is a door at both ends of the kitchen going out to the gardens. The main door here leads to a large covered porch. On the first floor there is a WC and two good sized double bedrooms in the Victorian part of the house with built in storage and gorgeous views down the valley and up to Haytor on Dartmoor.

Going through into the older part of the house there is a bathroom, two further, large bedrooms and a shower room. The main bedroom in this section has a lovely vaulted ceiling with the original beams on show.

STEP OUTSIDE Outside there are a number of garden areas, the main area is lawn over two levels, the larger of
which has a small pond. There are mature trees, including a Magnolia and two apple trees. The current owners have also planted pear, plum and cherry trees. You can enjoy the views over the neighbouring fields and hills that are owned by the local farm. There is an outbuilding which is currently used for storage and there is also a large gravelled area giving plenty of parking. At the far end of the garden there is a timber gate with gives access to the road and the lower garden, sheds, green house and storage. There are further lawn areas to the front of the property which extend around the back of the house.

The gardens at Reeves Hall are really like an extension of the countryside around them, designed and planted sympathetically to create a lovely space that is in keeping with the property and the area.

LOCATION Bovey Tracey town is around 5 minutes drive. Exeter can be reached in around 25 minutes and Plymouth in around 35. Newton Abbot with its mainline railway station is around 15 minutes away.
