LOCATION

To approach the land, leave the crossroads in the centre of Broughton, towards Woodplumpton. Follow the road around the right hand turn. At the 90 degree left turn, carry straight on to Pope's Farm Lane. The land may be accessed via the double gates on the right of the lane.

Secondary access is via the gates at the end of West Crescent. Rights of access through this gate are also reserved for United Utilities and a local landowner.


TENURE

Freehold. Vacant possession of the land can be granted from 1st July 2018.

There will be an overage clause in relation to the land for a period of 20 years. The overage clause will be triggered on the grant of planning consent for residential or commercial purposes. Please note the overage would not be triggered for equestrian purposes. The Vendors will reserve a right to claim 50% of the increase in value over and above its agricultural value as a result of the planning consent.
