Location

Miln of Barlay is set in a beautiful position within the historic town of Gatehouse of Fleet. There are open aspects at the front of the property over surrounding farmland and the property is surrounded by carefully tended gardens which are a credit to the current owners.

Gatehouse of Fleet is a charming Georgian town, widely admired for its historic buildings. It owes its development in the 18th century to the entrepreneur James Murray of Broughton whose mansion, Cally Palace, is now an acclaimed hotel. In Murray’s day, Gatehouse became a thriving centre of the water powered cotton industry and in 1795 had four cotton mills, a brass foundry, a brewery, brickworks, tanneries and a substantial population. Today it is better known for the remarkable beauty of its setting.

Gatehouse of Fleet is within the Fleet Valley National Scenic Area and is surrounded by ancient woods, hills and forests. The mild southwest climate is reflected in the many exotic plants which grow in its gardens. There is sailing in both the Solway Firth and nearby lochs and the nearby Cardoness shoreline has one of the finest beaches in the south of Scotland. For lovers of sport, Gatehouse cricket club, football club, bowling club, tennis club and one of Scotland’s most unique golf courses are all on offer. The challenging nine hole Gatehouse of Fleet course is in excellent order and much admired.

Within Gatehouse of Fleet there is a primary school which feeds into Kirkcudbright Academy. There are four churches, several cafés as well as good local shops, a medical practice, a chemist and a variety of other professional services, as well as good bus links to Dumfries and Stranraer. Kirkcudbright lies approximately 9 miles from Gatehouse and offers additional shopping, transport and professional services. For further information www.gatehouse-of-fleet.co.uk.

Gatehouse of Fleet is also famous for its varied wildlife with the Red Kite Trail within close proximity. The nearby Galloway Forest Park extends to approximately 300 square miles and has an outstanding variety of wildlife including red squirrels, fallow deer and a variety of birds of prey. In 2009 the International Dark Sky Association confirmed Dark Sky Status on the Galloway Forest Park, the first area in Scotland to be so designated. The gardens of Miln of Barlay enjoy wonderful birdlife and red squirrels are frequent visitors.

Description

Miln of Barlay is a charming, traditional detached Victorian cottage originally built over 160 years ago and fully refurbished and extended in 2007 with the addition of a two storey extension to the north. A conservatory, which takes full advantage of the beautiful views to the surrounding gardens, was built circa 2011. 10 windows were replaced in 2016.

Historically the cottage was originally occupied by the Faed family of painters. Thomas Faed (1826 – 1900) was a Scottish artist who had much success as a painter of the ‘domestic genre’. Three of his pictures are in the Tate Gallery in London. .

The accommodation on the ground floor begins with an entrance vestibule / porch and the reception hallway is entered through a beautiful original oak door with sanded tongue and groove pine flooring with a staircase to upper level. To the south of the ground floor there is a well proportioned sitting room with open views to farmland beyond with doors leading to the conservatory which takes full advantage of the views over the mature surrounding gardens. To the rear of the sitting room is a study/reception room and again this takes advantage of the views over the gardens. There is a formal dining room on the ground floor which is open plan to the fitted kitchen and to the rear of the kitchen is a utility room with a door to the rear garden. Completing the accommodation on the ground floor is a shower room. The upper floor accommodation comprises four well proportioned double bedrooms with the master bedroom having an en suite bathroom off. There is an additional family bathroom on this level.

Miln of Barlay has a private driveway and the surrounding gardens are mainly lawned with a wide variety of mature trees and shrubs including mature rhododendrons which provide seasonal colour. In addition there is a polytunnel, vegetable patch, timber shed and stores. The gardens have been substantially improved by our clients over the last few years and form a beautiful feature at Miln of Barlay.

Square Footage: 2,113 sq ft
