Situation
This charming property lies a short distance from The Square at the centre of Birchington and within a moment's walk of Station Road, which features all the normal shops and facilities of a high street.

The village was first recorded in 1240, but archaeological digs in Birchington and Gore-end, it's long since eroded natural harbour, have revealed Neolithic, bronze age and roman occupation of the site. Its parish church, All Saints', dates to the 13th century and its churchyard is the burial place of the 19th-century Pre-Raphaelite artist Dante Gabriel Rossetti. Quex Park, a local 19th century manor house, is home to the Powell-Cotton Museum and a twelve-bell tower built for change ringing.

The port of Gore-end has evolved into the sandy beaches of Minnis Bay to the west, Grenham Bay and Beresford Gap towards the centre and Epple Bay to the east constitute the village's more rugged chalk cliff sea frontage.

Local facilities within nearby Westgate include a further selection of shops, doctors' and dental surgeries, banks, garages, library, cinema, tennis courts, pubs, golf and cricket clubs and St Crispin's Infant School, St Saviour's Church of England Primary School, and Ursuline College secondary school. There are further primary, secondary and grammar schools in nearby Ramsgate, Broadstairs and Margate. Margate also boasts the Turner Contemporary Gallery.

Extensive wider facilities are provided by the Cathedral City of Canterbury, including a comprehensive choice of shops, schools, recreational, sporting and cultural opportunities.

There are extensive local bus services and easy access to the A299, which links with the M2 motorway and through to the M20 and M25. From Westgate-on-Sea and Birchington BR rail stations (5 minute walk) there are services to London's Victoria and Cannon Street stations, and the High Speed link to London's St Pancras takes 90 minutes. For cross-Channel services, the port of Dover, the Eurotunnel Terminal at Cheriton and Ashford International for Eurostar are all within easy driving distance.

Other sporting and recreational pursuits include first class cricket in Canterbury, sailing and other watersports along the coast, day trips to France via Eurotunnel and ferries, and pleasant walks along footpaths and bridleways in the surrounding countryside.

Description
Grove House, in the same ownership for some 60 years, comprises a particularly attractive 17th century house, Grade II Listed as being of Special Architectural or Historic Interest. It is built in the traditional manner of brick elevations with sash and casement windows under a Kent peg tiled roof with Dutch gables. The accommodation requires modernization.

On the ground floor there is an entrance hall with doors to the morning room which features a bay window and fireplace void (fireplace closed) with bressemer beam, flanked by a built in cupboard.

Opposite is a sitting room with a matching bay window and a brick fireplace with fitted woodburner, flanked by a glazed cupboard and built in cupboard. From the hall there is access to an inner lobby with a built in utility cupboard and door and steps down to the cellar which features brick walls and floor, a former wine bin and gas meter and said to contain a allegedly bricked-up smugglers' tunnel leading to the sea.

Beyond the inner lobby is a large breakfast room with a range of fitted cupboards, a former range recess flanked by built in cupboards, one housing the boiler and hot water tank. To one side is a door to a larder beyond which a door leads to the side courtyard.

Beyond the breakfast room is a small kitchen with range of fitted cupboards, and door to garden.

From the hall a balustraded staircase rises to the first floor landing off which there are thee double bedrooms, a bathroom and a separate WC. A door and staircase ascend to the second floor where there are three attic rooms, currently used as storage.

Gardens & Grounds
The house is approached from Canterbury Road via a pair of timber gates and a brick paviour drive, which terminates in a parking area in front of the house. Beyond is a lawned garden interspersed with herbaceous beds, the whole bounded by mature hedging and fencing. The garden leads around to a vegetable garden fronting which is a timber and felt garden store, an outside WC, a well and from the rear patio there is access to the kitchen.

History
The misleadingly called "Dutch Houses" are a localised style of vernacular architecture predominantly built between 1650 and 1750, popularly believed to have been built for or by Netherlanders. But extensive research has failed to establish connections between these populations and the houses.

They are, however, clear expressions of "artisan mannerism", i.e. craftsmen's interpretation of the Baroque or Mannerist architecture which originated in southern Europe in the late XVIth century, and which spread to northern Europe via the Netherlands, the leading, northern artistic pole at the time.

Built before 1688 with curvilinear gables culminating in broken pediments, with stringcourses and a dentillated cornice, initial shaped wall anchors and other features such as Flemish bond brickwork, Grove House is an archetype of the genre, one of about a hundred eminently representative examples to survive in east Kent.
