Tenure: Freehold

Everyone who pulls up outside the striking house at Layer de la Haye is quite simply awe-struck. The breathtaking, contemporary home not only sits in lush parkland grounds but also has a spectacular and unique design. “We fell in love with the grounds initially,” one of the current owners remembers. “The original house was set in 10 acres of beautiful land, which included two acres of garden and eight acres of woodland and had the Roman River as a boundary. We thought it was the most magical place we had ever seen.” The couple originally hoped to renovate the detached property that stood on the land, but it soon became clear it would be better to rebuild. “We realised we wanted to start again – to come up with our own designs and to reposition the new house to make the most of the wonderful gardens and incredible views.”

A GLASS ACT

Passionate about contemporary architecture and interiors, the couple decided to build a new home with a 21st century design. “The idea was that it would have large rooms, flat roofs and lots of windows. We wanted it to capture the views from all directions and pull them right into the house,” she explains. “When the architect visited, all he could think about was creating a glass house with doors that would slide back on to outside spaces.” With a young family, the owners were also keen to create fluid and flexible spaces, which could evolve to suit teenagers and young adults. “We also wanted a large, light, central family space, with views from every aspect – somewhere with room for the children to run around and for us to entertain friends and host parties.”

LIGHT FANTASTIC

The house, which has both single and double-storey sections, was designed for both practicality and aesthetics. Contrasting materials were used; some rooms were cantilevered to create interest and the atrium was given a double height, with light flooding in from a lantern above. “The architect was keen for the kitchen to be single storey so that as the sun now tracks round the house it is able to shine down on to the terrace throughout the day,” she explains. Inside, the rooms and living areas were arranged for seamless flow. “We like spaces that you use every part of and so we opted for a broken-plan design, with a large living area that opens into the kitchen dining room. The idea is that everyone can be together even if they are doing something on their own.”

MINIMAL AND ELEGANT

As much attention to detail was afforded to the interior finish, with the owners choosing to create a calming ambience with their understated approach. “I was aiming for minimal, as well as elegant. I wanted the inside of the house to feel close to nature and so I used a lot of oak: the stairs, for example, which are bespoke, are made from oak and glass.” Specialist carpenters were employed, and materials of the highest quality were used. All the kitchen appliances were either from Miele or Neff and the taps were by Grohe. “The whole kitchen is actually pretty special,” she admits. “We designed it to have a hot area, where all the cooking takes place and the boiling water tap is located: this is positioned so the children don’t run through it. The cold drinks and snacks are located in a different place so people can help themselves while I am cooking.”

LEISURE AND PLEASURE

Parts of the house are designed for entertaining, with an easy flow between the inside and outside areas, while others are ideal for relaxation. The bedrooms open comfortably from the galleried landing; there is a games room for the children to play pool in and entertain their friends and there is even a “wellness” bathroom with a sauna. “Then I have another bathroom, which is lovely and airy, where I can lie in the bath and look out at the trees and the sky,” she explains. “The master bedroom, which has a wonderful dressing room, is also amazing – we can look out over the wildlife pond from here and watch the squirrels and birds. It is so peaceful.”

AMAZING PLACE

Within walking distance of the friendly village, with its school, pub and local activities – and just a short drive from Abberton Reservoir, Mersea Island and Colchester – the house is also in an exceptionally convenient location. “It has been an amazing place to live – it feels like you are in the middle of nowhere but, in reality, you are very close to the town and within reach of main roads and the train station,” she admits. “And even though the house itself looks incredible and the grounds are magical, it is still very much a home.”

SETTING THE SCENE
The garden is the crowning glory of the house. Close to the house is an exquisite and expansive entertaining terrace, with a large South African brai (barbecue) and ample space for a dining table and chairs, as well as sun loungers. There is another decked area, as well as a jetty on the pond, which could also be perfect for picnics. “The woodland includes silver birches and ancient copses and has areas where we camp out with friends overnight and have fires. There is a zip wire for the children to play on and you can catch trout in the river,” the owner says. “We wanted the garden to look spectacular at night-time too, so the trees can now be lit up.”

WHATS NEARBY
The popular village of Layer de La Haye has its own primary school, two public houses and a local village store which provides shopping for your everyday needs. There is also an excellent farm shop selling local produce and home reared meat. Within walking distance is Abberton Reservoir and visitor centre, perfect for a family afternoon stroll to discover an abundance of wildlife, particularly the large variety of butterflies, birds and wildfowl. Very popular with birdwatchers and photographers. The surrounding countryside is also very popular with walkers, joggers and cyclists. There are many excellent hacking routes around the village.

WITHIN EASY REACH
Layer de La Haye is just outside the Roman town of Colchester which offers a wide range of shopping, recreational and educational facilities as well as a mainline railway station with links to London Liverpool Street with a journey time of approximately 50 minutes. For health and leisure activities the house is 5 minutes to the heath spa and fitness centre at Clarice House, very popular with local families and, for more extensive facilities Fivelakes/Crowne Plaza Country Club and Golf Course is only a 10 minute drive.
