THE PROPERTY

Located in the Staffordshire village of Great Wyrley, just south of Cannock, this wonderful three bedroom family home will impress all viewers with its sensational presentation and vast plot. The advantage of this plot size is immediately apparent as viewers will immediately note how far set back the house is from the road. There is a lovely front lawn with shrubbery to the borders situated next to a long tarmac driveway which widens in front of the house before running along the side towards a large single garage.

Viewers will then take the composite front door to enter the porch. The door matches the Irish oak colour of the windows and doors around the house which gives the house fabulous kerb appeal. From the porch, viewers make their way through a second door into the main hallway where there are further doors off to two reception rooms and the kitchen aswell as the staircase to the first floor. Even at this stage of the viewing, viewers will appreciate the presentation as the plastering has been re-done throughout as part of the owner’s refurbishment.

To the left of the house is a lovely long lounge with a feature log burner fireplace positioned at the centre of the long exterior wall. There is a set of French doors leading out to the rear which, along with the front window, provide plenty of natural light into the room. To the right of the hallway is a second sitting room which, as shown on the photos, is currently set out as a fourth bedroom. It could also be used as a dining room however at the rear of the property there is fantastic large conservatory that is the ideal location for a family dining table. The conservatory has another set of double doors opening out to the garden.

In between the sitting room and the conservatory is a stylish modern kitchen with a suite that viewer will love. The kitchen includes an integrated fridge freezer, dishwasher and – everyone’s favourite! – a wine cooler. There is also a large eight-burner range oven which is available under a separate negotiation. Immediately noticeable is the open access through to the conservatory, although there is also a door to the left which gives access to a ground floor WC and the gas central heating boiler.

Moving upstairs, the landing is a quirky configuration as it spirals round in a clockwise motion allowing for a cupboard space above the stairwell before ending at the doorway for bedroom two. This bedroom is noticeable for its stunning graffiti mural that will be highly appreciated by children and Harry Potter fans alike. The room itself is a great size and suitable to be used as a double bedroom. Just before the end of the landing is a doorway to a huge master bedroom with a lovely large window for natural light and plenty of room for a king size bed and a range of furniture.

The two rooms at the rear of the first floor, similar in size, are the family bathroom and a single bedroom, bedroom three. The family bathroom is absolutely stunning as it features a marvellous free standing bathtub, a large and separate shower cubicle, wash basin and toilet. The whole suite is very eye catching and means that the new owners have the main two expenses (kitchen and bathroom) already competed to a high specification.

Finishing outside, this home has a surprisingly massive rear garden, and I don’t use the word ‘massive’ lightly. There is a large concrete patio area before a step down to a vast lawn space with pathway through the centre. At the bottom there is a membrane placed on the floor ready for bark for a children’s play area although the new owners may decide on a range of other uses. There is access to the garage from a side door and inside the garage there is plumbing for the washing machine along with power and lighting.

Great Wyrley is very well supported by local businesses and convenience stores. These include a veterinary practice, hair salon and takeaway outlets. There are a few welcoming public houses dotted around the village and a handy petrol station located further along Walsall Road.

A drive north via the A34 to the outskirts of Cannock will bring you to the Orbital Retail Park with many familiar named shops including a Sainsburys supermarket. Being on the edge of the coutryside, there are plenty of local walking opportunites but those wanting something a bit more special can drive 15-20 minutes north to reach Cannock Chase, a designated Area of Outstanding Natural Beauty.

According to the Staffordshire Schools website, the catchment schools for this home are within brilliant walking range. They are Great Wyrley Academy (0.5 miles) and Moat Hall Primary School (0.4 miles).
