Full description

Tenure: Freehold

This retirement sale offers an opportunity to acquire a fully serviced, relatively level site extending to approximately 0.55 hectares (1.36 acres). It is situated in Lizard village which is Cornwall's most southerly point in this area of outstanding natural beauty. Phase one has already been built and sold with a County adopted estate road constructed to the boundary of the site.

A scheme for 27 dwellings was historically sketched up by a developer (who has since ceased trading) for the site, and a scheme for 11 dwellings (including 4 affordable and 7 self-build market plots) was submitted by the vendor as an outline planning application (Ref.PA14/02356) and although this was recommended for approval planning was not granted due to protracted S106 negotiations regarding the estate road which led to the application being refused as an agreement could not be reached between the parties.

Conditional or unconditional offers are invited.

Almost at the toe of the Lizard Peninsula is Lizard village, a very active village which has many amenities and an array of houses radiating a short distance from a central square and car park. There are a number of small shops, pub, a doctor's surgery, a highly regarded primary school and a bus terminal. To the south is the lighthouse, Lizard Point and Housel Bay; to the east is Church Cove. Designated an Area of Outstanding Natural Beauty, much of the coastline falls under the stewardship of the National Trust and The South West Coast Path, winding its way around the Peninsula provides exceptionally beautiful walks.

At any reasonable time, although the site does have heras fencing around it so for a physical walk over the site please contact Philip Taverner at KLP on 01392 879300 to discuss & arrange access.

The vendor informs us that the following services are available:

Adopted 300mm storm drain
Adopted 150mm foul drain
90mm water main
Electricity, telecom, and street lights in pavement fronting the site.

There is an overhead power cable that we are informed would need to be trenched around the site perimeter with a ground-mounted transformer.

Interested parties should make and rely upon their own enquiries from the relevant service providers.

From Helston follow signs for Lizard passing Culdrose airfield on the A3083. Upon entering Lizard village and the 30MPH road signs, the site is the next left, Henry's Croft, and is located to the rear of the properties fronting the road and can be identified by the KLP For Sale board. Although the Royal Mail postcode for Henrys Croft is TR12 7AX, strangely on Google maps this places you near Mullion. Therefore on Google maps or SatNav use TR12 7NZ which is the property on the opposite side of the A3083 from Henry's Croft access road.

GPS coordinates for the site are 49 58' 12.89'' N, 5 12' 8.52'' W

Lat Long is 49.970249, -5.202368
