FAR FROM THE MADDING CROWD A detached field barn in an unspoilt and gloriously isolated
spot, surrounded by nothing but fields and open country views. It's an absolute cracker!

PLANNING VALID IN PERPETUITY The barn has PRIOR APPROVAL from SLDC reference
CU/2014/0016 for change of use from a redundant agricultural building into a dwelling house dated 22 August 2014. Since initial consent the area has been adopted as part of the Yorkshire Dales National Park. Conditions 3, 4, 5, 7 and 8 have been discharged by Yorkshire Dales Planning Authority and some openings have been created before the application expired. There is written confirmation from YDNP that this all acts as evidence that the permission has commenced and is now extant.

SERVICES -The barn's in the middle of a field, this bit isn't going to be the most straight forward!
Purchasers will need to make their own enquiries (and all service connections are at their cost), but the following information is offered: The vendors have a letter from Electricity North West giving an indicative cost for electricity supply (20 KVA) of £43,050. A copy is available upon request. The quote is for guideline purposes only. The gas supply pipe runs along the line of the old railway. The vendors would grant the purchasers the right to connect to spring water which rises above the wood. Drainage would need to be private, within the boundaries. B4RN hyperfast broadband is as close as the railway line.

ROOM TO SPREAD OUT The vendors would be willing to sell an extra acre around the existing plot by separate negotiation.

ACCESS The lane is adopted to the farmyard. From there a right of way over the vendors' field will be granted. For the first section of this access a rough track is already in place - after that, the approach is across the field, you'll need a 4x4 for viewings unless you want to walk! At one point the track crosses a stream. If you want to upgrade the track it will be at your expense but once in place the vendors will share upkeep, subject to user.

BOUNDARIES The purchaser will own all four boundaries of the new plot, it is their responsibility to build and maintain them to a specification of their choosing.

ON YOUR DOORSTEP The beauty of this location is that you're on your own, surrounded by fields. The pretty Lune Valley village of Barbon is 1.4 miles south and offers a shop and cafe/Friday night bistro and The Barbon Inn, a popular country pub. The village hall plays host to a range of activities and events and there is the church. A quiet country village - much sought after. Kirkby Lonsdale is 6 miles away and offers a good range of local facilities including
schools, doctors, dentists, post office and banks. All mileages are approximate.
