Martham is a large village in Great Yarmouth Borough Council, East Norfolk. The 2011 census states that the village has a population of 3,569.

Martham has a limited number of amenities including a small supermarket. Further services and amenities are available at the nearby town of Caister-on-sea (6 miles) and Great Yarmouth (10 miles). A full range of services are available at the Cathedral city of Norwich, 18 miles to the south west. Winterton-on-Sea beach is 4 miles to the east.

The site is located to the south of the village centre off Rollesby Road. To the north and south of the site is arable land. To the west are mainly residential properties. Hall Farm is to the east, which is an operating agricultural farm.

DESCRIPTION

The site is triangular in shape and the topography is generally level.

At the southern end of the site there are two large single storey buildings which are used in conjunction with Broiler Farm.

The site been used for agriculture.

Access to the site is currently at the southern end of the site, directly off Rollesby Road. However, access for development purposes will be at the northern point of the site from Acacia Avenue, which leads on to Rollesby Road, via Willow Way.

The gross area of the site is approximately 2.36ha (5.83ac). The net developable area of the site is 2ha (4.94ac).

PLANNING

A planning application was submitted under Great Yarmouth Borough Council planning portal reference 06/15/0673/O. The outline planning permission is for the erection of up to 55 dwellinghouses with associated open space and infrastructure.

The outline planning permission was granted on 21 April 2017. Applicaiton for approval of reserved matters must be made no later than 2 years of this date. The decision notice lists a number of conditions which will need to be discharged as part of the planning permission. A Section 106 Agreement also accompanies the planning permission.
