THE PROPERTY

Set in the idyllic Staffordshire village of Hamstall Ridware, this beautiful Grade II Listed detached home will delight all viewers. Built in 1643, the cottage sits right in the centre of the village, offering a picture postcard kerb appeal as shown in the main photo. To the left of the property is the dark gravel double driveway which precedes a large detached garage with studio above. From there the owners would usually take the gate into the rear garden to access the house but, for the purposes of this guide, we will begin at the main front door.

Covered by a lovely canopy to create a storm porch, the gorgeous solid wood front door opens into the entrance hall, with a couple of steps taken to get to this point. Immediately upon entering the property, the interior character is evident with a low ceiling, wooden panelling and exposed brickwork. From the hallway there are doors off to the dining room and the lounge, aswell as the staircase to the first floor.

Taking the door to the right leads viewers into the fabulous lounge, the largest room in the house. There is a glorious grand open fireplace with a wide multi-fuel burner that provides a tremendous amount of heat during those cold winter evenings. Viewers will also notice the lovely plush carpet laid across the floor. The door to the left of the hallway is for the dining room which is a terrific size, currently holding a six seater dining table. The character is again abundant as the ceiling bows due to the age of the property and there is a curved brick fireplace in the near corner of the room. Lots of natural light is provided by two windows and there is a handy under stairs storage cupboard.

To the rear of both the lounge and the dining room there is access to the rear hallway that also has access to the kitchen, a ground floor wc and two more storage cupboards. The kitchen is absolutely and perfectly befitting of a country cottage. There is a solid wooden kitchen suite with large sink and drainer and fitted oven. There is a dishwasher in the kitchen which if required will be left - there is also a washing machine and tumble dryer in the garage which may be available by separate negotiation. The photo also shows a beautiful dresser to the left of the room which may be included as part of the sale, however this space at the beginning of the room could be used for a breakfast table if desired. The guest wc is a generous size and includes a large hand wash basin.

Moving up to the first floor, the L-shaped landing has doors opening through to all three bedrooms and the family bathroom. The master bedroom is the first door to the right which is a beautiful room with two windows providing lots of light and a mezzanine level for storage. As with the majority of the house, the exposed beams are on show and provide a delightful feature. The brick chimney breast provides another fabulous feature and there is also a thick wooden door providing access to a walk in wardrobe.  Bedroom two is another generous double bedroom that is on the opposite side of the landing and again has two windows allowing in light.

The third bedroom to the rear of the house is a lot smaller than the other two bedrooms, and is perhaps most suitable for an infant or as a dressing room or study. The final room in the house is the family bathroom that is currently being refitted to include a shower over the bathtub, wash basin and toilet.

Finishing outside, the rear garden is a lovely sun trap during the summer making it a marvellous place to relax. One of the main features of the back garden is a lovely Wisteria tree that branches out over to pergola. The majority of the garden is gravel with paving stones decoratively placed around. There are plenty of shrubs and plants to add a generous touch of colour and a tasteful summerhouse. Finally there access from the garden to the rear of the garage where there is a hallway offering a doorway through to the main garage area and a staircase up to a fabulous artist’s studio with a window to the front.
