Period house with breathtaking views over Crinan Harbour and the Sound of Jura.

Location

Harbour House is situated in the highly sought after coastal village of Crinan on Scotland’s west coast. The property occupies a prime waterside spot within Crinan Harbour and boasts stunning views over Harbour Island and the Sound of Jura.

The area is widely recognised for its fantastic sailing with numerous sea lochs, islands and miles of varied coastline. There are moorings in the bay at Crinan Harbour and in the sheltered waters of Loch Sween at Tayvallich.

The tiny harbour village of Crinan provides excellent services and facilities for sailing enthusiasts. The Crinan Canal, which was completed in 1822 to provide safe passage for travelling goods and a short cut saving sailors the long trip round the Mull of Kintyre, connects the Sound of Jura to Loch Fyne, which in turn connects to the Firth of Clyde. By the canal basin there is a coffee shop along with the award winning Crinan Hotel which serves freshly caught langoustines from its award winning seafood restaurant. The Seafood Bar is a hive of activity all year round. Tayvallich to the south of Harbour House also has an award winning seafood pub and restaurant and a local village store.

Lochgilphead offers a wider selection of amenities and facilities including specialist shops, supermarkets, cafés, restaurants and banking facilities in addition to a swimming pool, sports centre and hospital. Primary schooling is available in Tayvallich, with a newly built secondary school in Lochgilphead. There are bus services from Tayvallich and Crinan to Lochgilphead which in turn offers good transport links to Glasgow and the bustling tourist and seafood hub of Oban.

The dramatic coastline is combined with magnificent Highland scenery. The surrounding area is a haven for the outdoor enthusiast with opportunities for sailors, golfers, walkers, cyclists, bird watchers and anglers to name but a few. Of particular note is the fantastic sailing on offer with the nearby Crinan Canal considered the gateway to the west coast. The area is also very popular with wildlife lovers and photographers. There are ferry terminals to the Western Isles including Mull, Colonsay, Coll, Tiree, Arran, Portavadie, Islay, Jura and Gigha within reach.

Description

2 Harbour House is a Grade B listed semi-detached stone built house which overlooks Crinan Harbour. Dating back to the early 1800s, the property is the one of the only remaining dwellings in Crinan from that period and one of only nine properties on the harbour itself, adding to its desirability.

The property has been extended significantly to create a wonderful home which now extends to approximately 2,525 sq ft. The accommodation is set over three floors with the principal reception space and extension designed to take maximum advantage of the stunning coastal views.

An entrance porch opens into a small hallway, which has a WC off. The sitting room is open to the kitchen, and in turn to the conservatory, allowing a dual aspect to the front and rear, with a flood of natural light. The sitting room has a beautiful exposed stone wall, wood burning stove and oak framed window which has views over Harbour Island. The kitchen has a range of wall and base units, an AGA in Racing Green and space for a dining table and chairs. The conservatory has glass on three sides making this a wonderful space to enjoy the views of the gardens. A large utility room is situated off the kitchen, with a door to the internal garage and a further door to the rear garden. There is also a useful shower room off the utility room.

The principal drawing room is on the first floor and is the best spot from which to enjoy the incredible outlook. There are windows on three sides with panoramic views over the harbour, Harbour Island and the Sound of Jura, to the isle of Jura beyond from the front and side, while the rear windows look out onto the lovely gardens. A vaulted ceiling and exposed stone wall are two of the rooms many wonderful features. The drawing room can be access from the ground floor or via the adjacent bedroom, with a door and external stair to the side.

Two bedrooms, both to the front of the property, and a family bathroom with separate bath and shower cubicle complete the first floor accommodation. There are three bedrooms and a shower room on the second floor.

The property enjoys wonderful gardens to the rear, which are mainly laid to lawn and extend to approximately 0.38 acres. There is a patio area with room for an outside table and chairs and off street parking for two cars.

Within the grounds is a Grade B listed semi-derelict building and red brick chimney, which were a former acid works, dating back to around 1840. Although listed, the steading may offer development potential, subject to obtaining the necessary consents.
