THE PROPERTY

Located in the heart of the cathedral city of Lichfield, this fabulous two bedroom property will impress all viewers. The property is unique in that it is detached on the ground floor and effectively terraced on the first floor which is one of the features that attracted the current owners. Behind the property there are two allocated parking spaces for the property, one of which currently holds a large garden shed, and a gate leading directly into the rear garden so that the owners aren’t required to walk round to the front to enter the house.

Starting the walk through from the front of the house, viewers will immediately recognise how well presented this home is as they will note the high quality wood effect laminate flooring and lovely décor. There is a handy storage cupboard beyond the staircase to the left and doors leading off to the lounge, kitchen and a welcome guest WC. Beginning with the kitchen on the right, this stylish suite has everything you need including an integrated dishwasher, electric oven, gas hob and an overhead extractor fan. There is space for a fridge freezer and plenty of work and unit space.

At the end of the hallway is a fabulous, large lounge which currently holds a large sofa suite but there is the option of utilising the space to include a small dining table . Then again, the lovely large French doors at the rear of the lounge open through to wonderful conservatory and therefore dining could be an option in here too. The current owners have the conservatory set as a second reception room and it does make a lovely snug area to relax. From the conservatory there is a door to the side that leads out to the rear garden.

Moving upstairs the landing area continues the lovely décor of the hallway below and has doors leading off to both bedrooms and the bathroom and access to a boarded loft above with a nice high pitch. Both bedrooms are double sized with the master bedroom being the larger of the two with built in wardrobes and a lovely large window looking out to over the garden. The second bedroom at the front has two smaller windows that provide the same generous amount of natural light and it also has the airing cupboard. This leaves a recess that is perfect for a wardrobe. The final room is the bathroom which is a delightful suite that has been recently refitted and includes a shower above the bath with screen, toilet, wash basin and chrome heated towel rail.

Finishing outside, the property has a charming rear garden that comprises of a raised lawn with beautiful flowers and shrubs to the borders. Sleepers have been incorporated to add to the presentation and the privacy is maintained by a wooden fence surround.
