Property Description

Full description

Tenure: Freehold

DESCRIPTION Meadow Lea Cottage is a charming and historically significant period brick and flint cottage set in about 1/3 acre of beautiful south facing grounds with outbuildings and a river frontage.

The cottage was once owned by Henry Williamson, the author of 'Tarka the Otter'and was where he lived during his time at Old Hall Farm in the years leading up to Second World War - an experience he related in his book 'The Story of a Norfolk Farm'.

The property now comprises of an attractive 3 bedroom cottage and outbuildings including the brick and flint studio where we believe Henry Williamson wrote. The established and substantial grounds with frontage onto the River Stiffkey are delightful and with plenty of outbuildings there is a potential to create further accommodation.

Meadow Lea is truly a unpolished gem with a fascinating history, modernised but with huge potential for extension and improvement, set within a Conservation Area and Area of Outstanding Natural Beauty.

This is probably the first time The Cottage has been sold away from Old Hall Farm and is a truly unique opportunity.

LOCATION The drive to Meadow Lea Cottage takes a beautiful route over a private drive from Bridge Street at the southern end of the village. It crosses the River Stiffkey up stream from the Old Hall before rising up from the meadows to the cottage.

Stiffkey has always been on of the areas most popular and beautiful villages with many famout inhabitants in addition to Henry Williamson. In 1932 the village achieved national coverage over the Reverend Harold Davidson. His brushes with the authorities are still discussed today and, after he had been defrocked, the controversial parish priest lies buried in the churchyard nearby.

Stiffkey has remained popular and now boasts a successful public house as well as a post office cum store. It lies within easy reach of Wells-Next-The-Sea and Blakeney where further shops and facilities are available. The village is a Conservation Area within an Area of Outstanding Natural Beauty and this part of the coast is designated as being of international importance. The Norfolk Coastal Path follows the edge of the marshes which are owned by the National Trust while other charming walks radiate out from the village in this picturesque little valley.

DIRECTIONS Leave Holt on the Cley Road following signs to Cley next the sea. Upon entering Cley turn left onto the Coast Road sign posted to Blakeney. Proceed through Blakeney and Morston into Stiffkey. Upon entering Stiffkey proceed through the village and turn left onto Bridge Street and after approximately 200 yards after Valley Cottage turn left between Vale Cottage and Manor House onto the private concrete drive. As the drive forks bear left and proceed over the bridge and the property gates will be found on the left hand side.
