Full description

A wonderfully situated residential farm set in a tranquil rural location at the end of a private driveway. Spacious farmhouse with annexe, traditional barns and farm buildings with considerable potential for conversion (subject to planning). Surrounded by 23.84 acres (9.65 ha) of attractive pastureland, native woodland and an orchard. For sale by private treaty.

Cleverhayes Farm is situated off a quiet country lane just on the edge of the small village of Cotleigh, nestling at the foot of the Blackdown Hills, designated an Area of Outstanding Natural Beauty. Surrounded by the unspoilt East Devon rolling countryside it is a few miles to the east of Honiton, conveniently situated with easy access to both the A30 and A35. Cotleigh has a church and village hall, whilst the nearby village of Wilmington, 2 miles away has an historic pub. The market town of Honiton offers good local facilities including shops, restaurants, schools and a mainline rail connection to London Waterloo (2 hours 30 minutes). The Jurassic Coast World Heritage Site is within easy reach together with the larger centres of Taunton with its connection to the M5 motorway and University City of Exeter with an international airport, and a wide variety of
amenities and shops.

The Property
Cleverhayes Farm was owned by three generations of the Netherway family until purchased by the vendors at auction in 2015. During their ownership a sympathetic restoration of the property has taken place including improvements to the farmhouse, some of the traditional barns and the grounds, creating a lovely family home.

The farmhouse was originally understood to be a much larger Devon Longhouse that was partially demolished earlier this century. The existing farmhouse was substantially rebuilt in 2000
following a fire, although traditional in style and retaining many of the original features the house offers light and airy rooms with good ceiling heights. Close to the farmhouse are a number of
traditional stone barns that offer great potential for conversion to provide further accommodation (with two buildings that could be connected to the farmhouse) or for alternative uses (subject to
obtaining the necessary planning consents).

The Farmhouse
The farmhouse is of flint stone construction under a Delabole slate roof. The property is not listed but has a wealth of attractive, period features such as inglenook fireplaces, a bread oven, large window seats and dressed flagstone floors. Most rooms have fine views down the valley over the property's own land to the rolling East Devon countryside beyond. Both the farmhouse and annexe have 2 oven Aga cookers and bespoke kitchens.

See Floorplan for accommodation and measurements.

Outside
The farm is approached from the lane over a private driveway leading down to the farmhouse and farm yard.

The Farm Buildings
Set just off the farm drive are the following:-

1. 3 bay steel frame Dutch Barn (13.7m x 6.10m)

2. Machinery Barn of stone and slate construction (12.3m x 7.0m) open one end with old grain dryer.

3. Thatched Stone Barn (13.7m x 6.4m) with cobbled floor used as a workshop with attached log store.

4. Stone Barn (15.2m x 4.9m) with part timber cladding under a GI roof.

Set behind the farmhouse surrounding an extremely attractive cobbled/concrete courtyard is an L shaped range of buildings:-

5. Linhay (18.3m x 6.1m) former cowstall with loft over of stone/brick construction under a tiled roof. Would make excellent garaging/cart shed.

6. Stable Building (13.4m x 4.9m) renovated and re-roofed in 2019. Stone construction under a slate roof.

7. On the land there is also a small part walled yard with two field shelters/stables. A third field shelter is located in the top field.

The Land
Contained within a ring fence the land provides protection and seclusion to the farm, comprising an attractive mainly level pasture field with water supplied and separate road gate. To the south of the farmstead, sloping pastureland flanks the stream with areas of native woodland and a
wooded goyle. In 2016 the vendors established an orchard planted with about 30 cider, dessert and cooking apple trees.
