Description
Fourfields Barn is an immensely charming conversion of a former range of farm buildings situated in a delightful and convenient semi rural location with easy access to both the town centre and open country. The main barn which has brick elevations under a slate roof was converted by the present owner about 14 years ago, but the buildings date back around 250 years having been a working farm for most of that time. The conversion was thoughtfully and sympathetically undertaken and now provides a characterful, light airy habitable space with large windows overlooking the glorious landscaped garden. The accommodation is spaciously arranged over two floors with an open plan feel, created by the large reception hall with stripped wood floor and galleried landing with exposed beams on the first floor. Downstairs there is a big family kitchen opening to a family room, a study and good size sitting room with fireplace and wood burning stove. On the first floor are four bedrooms with
views over the garden and three well appointed bathrooms, one with en suite.

Outside
The barn is approached from a no through lane where there is access to the property at four separate points. The main access with electric double gates leads to a gravelled area of parking to the front of the house where there is a double car port, but there are also separate access points to the paddock, a rear parking area for boats or horseboxes and another off the lane to a further large unconverted barn and car port. The outside space at Fourfields Barn is a major feature of the house, having been thoughtfully landscaped over recent years with a wealth of specimen trees, shrubs and plants, dissected by level areas of lawn and gravelled paths, several terraces and seating areas as well as pergolas with climbing plants. In addition to the main house is another fine, substantial detached barn of a similar style to Fourfields Barn, attached to which is planning consent for conversion to two holiday accommodation units (6/2015/0332). Beyond that is access to the side of the house where there is a kitchen garden and chicken run. At the rear of the property is a paddock extending to around 5.085 acres currently used for grazing and hay.

Situation
Fourfields Barn occupies a delightful location on the outskirts of Wareham just outside the ancient wall that gives the road its name. The large plot, a rarity so close to the town, surrounds the property and gives the feeling of being rural whilst retaining all the advantages of being able to walk to town. Wareham is one of Dorset's loveliest market towns and offers an excellent range of amenities including a mainline train service, the journey to London (Waterloo) taking just over 2 hours and is known as the Gateway to the Isle of Purbeck renowned for its magnificent scenery and rugged coastline which now forms part of the world
Heritage Jurassic Coast. Wareham has an 18 hole golf course, restaurants and pubs, a Sainsbury's supermarket, cinema and sports centre and there are wonderful bathing beaches at Studland, Swanage and Sandbanks. The larger towns of Poole (9 miles) and Bournemouth (13 miles) are within easy motoring distance. There are a number of excellent private and state schools within 30 minutes' driving time.

Historical Note
Bestwall road runs parallel with the massive earth wall erected around Wareham Town perimeter by King Alfred the Great in around 880 in order to repel marauding Vikings. It is thought that the earliest people visited the area 10,000 years ago (early Mesolithic Age) and that the peninsula nearby was inhabited throughout the Bronze Age, Iron Age and Roman era. A hoard of 3rd century coins was found nearby and large finds of pottery, glass, clay pipes, musket balls and gunpowder measures pinpointed the site of a 1640s royalist Civil War encampment.
