Tenure: Freehold

Just a five minute drive from the sandy, surfing and dog-friendly beach at Trebarwith Strand is this extremely light, beautifully presented and thoughtfully renovated three bedroom detached house with a welcoming character and situated in a prominent elevated position in the pretty hamlet of Trewarmett. The outstanding feature at The Heights are the breathtaking panoramic views of the ocean, across Port Isaac Bay to Stepper Point and the lighthouse at Trevose Head.

The Heights has undergone an extensive programme of refurbishment in recent years by the current vendors who have totally transformed the property into a light, bright, modern, stylish yet comfortable home. The current owners have created a wonderful open plan living space that frames and captures the stunning views through the large front facing bay window, a view which can be enjoyed from every angle in the room. A beautiful handcrafted kitchen with solid Minerva work surfaces and upstands sits to one side, integrated with a 1.5 bowl ceramic sink and built in Bosch fridge. This includes a central island with a range of drawers and space for a freestanding Range style cooker. Bare floorboards run the length of the room with the focal point being the large freestanding cast iron wood burning stove on a slate hearth. The is also ample space for a dining room table and chairs, sofas and occasional furniture. To the rear is a utility/larder with shelving and space and plumbing for white goods.

The central hallway is light and bright with stairs rising to the first floor and far reaching sea views. The first bedroom is a large double, beautifully presented and with large windows framing the spectacular views across farmland to the ocean beyond. Across the hallway you will find the family bathroom, stylishly fitted with a crisp white suite that includes a paneled bath, a separate glass shower enclosure with thermostatic shower, wash hand basin and floating WC. The second bedroom at the far end of the house and a comfortable double, has a rear garden aspect and an en-suite cloakroom.

Heading upstairs to the first floor landing, there is built in shelving and space for a desk and chair which perhaps can be used as a study area. There is a third bedroom up here with built in single beds, shelving and drawers. Additionally the room benefits from an en-suite cloakroom. There is a partially complete second room which, with the necessary building regulations, could provide a fourth bedroom. Currently, the large space provides an excellent storage facility. Additional noteworthy features include the installation of a new Grant boiler, a new hot water cylinder, a complete rewire and replumbing of the property and solid Dordogne doors with pewter ironmongery.

The gardens are a particular delight and offer impressive landscaping with seclusion and privacy at the side and rear of the property. Raised lawned areas with established and mature borders are combined with an area of raised decking from which to enjoy the ocean views. A patio stretches across the rear of the property with a verandah offering shelter and a path leads around both side of the house. There is a pond, garden shed and greenhouse as well as a storage room at the side and the rear of the garden is bordered by an open field. Heading round to the front, The Heights is approached over a tarmacadam driveway which provides parking for several vehicles and leads to the integral garage which has an up and over door, power and light connected. The oil fired boiler is situated here together with a cellar and an extensive amount of storage beneath the house. The front garden is mainly laid to lawn with pretty planted flower borders and Cornish stone wall and shrub boundary. There is a raised terrace with ample space for garden furniture where the spectacular views and sunset can be enjoyed. Services to the property include mains water, electricity and drainage with an oil fired central heating system.

The views from The Heights are panoramic, far reaching and quite breathtaking, stretching across the beautiful rolling cliffs at Trebarwith and Gull Rock to the blue of the ocean and as far as the lighthouse at Trevose Head in the distance. We at Jackie Stanley highly recommend a viewing to fully appreciate all that the property has to offer.

Trewarmett is a pretty hamlet, situated only a couple of miles from the popular coastal town of Tintagel. Tintagel is famous for the legendary Knights of the Round Table and attracts thousands of tourists year after year. The property is within a short walk of Tintagel village where there are many shops, pubs and cafes, a primary school, church, doctors surgery, post office and small supermarket. The coastal path is close by and provides miles of fantastic walks and breathtaking scenery. It is but a 20 minute walk along the coastal path to the popular beach at Trebarwith Strand with its famous Port William pub and restaurant. The historic fishing village of Boscastle is only a few miles away also offering a wealth of amenities and the towns of Wadebridge, Camelford and Bude are within easy reach which offer a more comprehensive range of shopping facilities.

To find The Heights, follow the A39 from Wadebridge signposted to Bude. After approximately 7 miles turn left on to the B3267 and drive all the way through St Teath. At the t-junction, turn right onto the B3314 (coast road) signposted to Delabole. Drive through Delabole and continue along this road until you see a sign for Tintagel. Turn left here and join the B3263 and drive for approximately 2.5 miles towards Trewarmett. On entering Trewarmett, drive up the hill and round the bend. Continue round and over the brow of the hill and The Heights can be found along on the right hand side. The postcode for satellite navigation is PL34 0ES.
