Full description

Tenure: Freehold

We are delighted to offer for sale this detached Grade II period farmhouse which has been completely enhanced and improved over the years by the present owners.

This pretty detached property offers spacious family accommodation arranged over two floors and sits in mature landscaped grounds of just over 1 acre. The house in parts is thought to date back to the mid 16th Century and has been extended over history and provides a truly impressive home. The property boasts delightful original character features offering well presented and generous family rooms. There are four good sized reception rooms, including a large 39ft garden room, sitting room with Inglenook fireplace, dining room and a delightful fitted kitchen/breakfast room complete with Aga. On the first floor the property boasts six bedrooms, including a master bedroom with ensuite facility. There is also a delightful walled courtyard garden directly off the garden room making it a lovely area for outside entertaining and summer barbeques.

To the front of the property there is a large barn which measures approximately 44ft x 21ft with light, power and water with a door into a potting shed measuring approximately 13ft square. This large barn offers a tremendous amount of potential. Subject to planning permission, the barn could be converted into a large games/entertainment room or even a separate annexe for a family member.

Situation

Kinsbourne Green is located on the north side of Harpenden and is located within a short drive of Junction 9 of the M1 and Harpenden Town Centre.

Harpenden itself is well known for its excellent choice of schools, sports and social facilities, including several challenging golf courses, sports centre, swimming pool, various clubs and a comprehensive range of fine restaurants and bars. The town itself benefits from a mainline train service into St Pancras International, the City, Gatwick Airport and beyond, to Brighton.

Additional Information

Historical records enable individual occupants of Lady Bray Farm and House (originally known as Poplars Farm) to be traced, with certainty back to 1753. Prior to this date the records are incomplete. Recent history shows that the farm and buildings were purchased in the 1930s by Greens Brewery of Luton.

During the 1940s considerable stabling was built to house the shire horses that were used by the brewery. A barn and workshops were also added to maintain the brewery drays. Greens Brewery were taken over by Whitbreads who subsequently sold the farm by auction to H C Beale Esq in 1961. The present owners purchased the property in 1996 and have completely modernised and redeveloped the property, the barns to the rear have now been converted into another dwelling which is now occupied.
