The Property
View View View - THE View in the rear garden is a MUST

Perfect for first-time buyers, this surprisingly spacious, two-bedroom, end-terraced property is located in the heart of a popular area of Snowdonia National Park in a small village of Talsarnau. Well located for all local amenities and good schools the property also offers great access to major commuter routes towards Harlech, Caernarfon, Bangor and Chester further afield.

The property comprises briefly, to the ground floor; entrance door to a spacious reception room complete with an inglenook fireplace and log burning stove and generously sized kitchen/diner. To the first floor is a landing with doors leading to two well-proportioned bedrooms, bathroom.

Externally the property boasts an elevated rear laid to lawn garden which is raised to take in stunning, uninterrupted, panoramic views of the snowdon mountain range, Portmeirion and Harlech castle. To the front of the property is a further space where you can sit and watch the sun set go down.

Location
Talsarnau is situated in the county of Gwynedd, within the Snowdonia National Park, North Wales. Talsarnau is a small village but with plenty to offer. A five-minute walk leads to one of Wales' most beautiful estuaries, and a further 2 mile walk along the banks of the Glaslyn estuary offers fabulous views of the hills of Snowdonia and Cardigan Bay.

On reaching the mouth of the estuary, the wide sands of Morfa Harlech stretch out for mile after mile. But you won't be alone .....there is an abundance of wildlife on the Morfa Harlech Nature Reserve. Continue south along the edge of the sand dunes and the magnificent site of Harlech Castle comes into view.

Harlech Castle, just 4 miles from Talsarnau, is a World Heritage Site, and one of Wales' finest castles. The world famous village of Portmeirion is a mere 2 miles away as the crow flies. However, you might choose to take the long way round as the crows fly over the Dwyryd River. The village's architecture is a mixture of Welsh, baroque and Italian style, and Portmeirion is not a place to be missed, particularly during the summer, when the views across the water are spectacular.

Away from Portmeirion, Lake Trawsfynydd is just 14 minutes by car east of Talsarnau and is a prime spot for fishing, with many catching trout, perch and rainbow throughout the year. Other attractions and places of interest nearby include Mount Snowdon, the highest mountain in England and Wales, where you can take a train up to the peak (or take the daring walk instead!), Criccieth Castle, Black Rock Sands beach, and a little further afield, the seaside resort of Abersoch.
