Tenure: Freehold

This very versatile block of land with mains water connected, comprises a gently sloping south/south easterly facing 5 acre meadow (including an 0.33 acre pocket of woodland) with recently built stables and planning permission for a further barn. There is also if required potential to develop/pursue a camping/caravan site through the "Freedom Camping Club" with a shepherds hut chassis/shell being available through separate negotiation. Truly glorious setting with outstanding views in the heart of the countryside just a short drive from the market town of Holsworthy and the popular villages of Halwill Junction and Ashwater.

Lying amidst unspoilt countryside, it is about 3.5 miles from the popular village of Ashwater with its Inn, historic Church, and community shop/Post Office, primary school, and well supported village hall. Halwill Junction is about equi-distant, whilst the bustling market town of Holsworthy is some 5 miles with its first class range of professional services, shops including a Waitrose supermarket, leisure amenities, schools, and weekly market. Bude on the North Cornish coast is some 16 miles, and Cornwall’s Ancient Capital of Launceston, and the A30 is some 9 miles. Roadford Lake Watersports Centre is about 5 miles.

Directions
From Holsworthy proceed on the A3072 Hatherleigh road until reaching Dunsland Cross, and here turn right onto the A3079 towards Okehampton. After 1.4 miles turn right at Morecombe Cross signed Ashwater. Follow this road for just over 1 mile and entrance to Willow Glade Farm will be found on the right hand side with a Bond Oxborough Phillips 'For Sale' notice clearly displayed at the end of the lane.

THE PROPERTY COMPRISES (all measurements are approximate):-

THE LAND
A multi-bar metal gate opens onto a stone hard standing which is also the location of one water tap. From here it is just a short distance to the stable block and the adjacent site for the 2nd barn. The gently sloping land enjoys a south/south easterly aspect and along the roadside is a pocket of native woodland extending to some 0.33 incorporating some fine oak and beech trees. This area has been further enhanced by the planting of further native species. Running along the northern boundary is a hedge bank topped by some magnificent oak and beech trees. Besides the stables is a second water tap.

OUTBUILDINGS
Planning permission was approved by Torridge District Council under Application No: 1/0052/2017/FUL on the 16th March 2017. One of the barns has already been constructed and measures some 40’ x 10’ (12.2m x 3.05m) overall and being divided internally in to 4 10’ x 10’ (3.05m x 3.05m) stables complete with concrete floor. It is timber clad under a galvanised sheet roof with clear plastic roof windows. Next to this is the site for the:

SECOND BARN/STABLES
as outlined in the elevation drawings. Potential for a caravan/camping site, the initial enquiries through the "Freedom Camping Club" in 2018 were very positive and the current owners were revised as follows.

THE POTENTIAL FOR A CARAVAN/CAMPING SITE
THE INITIAL ENQUIRIES THROUGH THE “FREEDOM CAMPING CLUB” IN 2018 WERE VERY POSITIVE AND THE CURRENT OWNERS WERE REVISED AS FOLLOWS. The "Freedom Camping Club" in November 2018 advised the current owners as follows: We have now concluded consultation with the local authorities and any impacted neighbours. Taking into account contributions from third parties and our assessment of the site, we can agree in principal to the issuing of certificate of exemption to operate a caravan and camping site under paragraph 5 of The Caravan Sties and Control of Development act 1960 and section 269 of The Public Health Act 1936, for up to 5 touring caravan equivalent movable dwellings and 5 tents.
