The village has one of the top gastro pubs in Norfolk known as "The Pigs". Holt offers an excellent range of shops including delicatessens, gift shops, antique centres, art galleries, cafes and restaurants, together with a first class department store and large Budgens supermarket. The centre of the cathedral city of Norwich can be reached in about 40 - 50 minutes by car, the small international airport in about 35 - 40 minutes.

Description The bungalow is a bespoke established detached property occupying a generous garden plot with 'carriage driveway' offering ample car parking together with a large detached garage 17' x 15'4. The bungalow is pleasingly laid out with an entrance hall leading through to an inner hallway and cloakroom/wc. Off the hallway is an impressive kitchen/dining room 20' x 11' with an AGA range cooker, granite worktops and access through to the utility room which has a door leading through to the garden and garage. Off the kitchen/dining room is the good size sitting room 18'8 x 12'5 complete with log burner and sliding patio doors to the terrace. There are two double bedrooms both with wardrobes and en-suites (one with a bath and one with a shower).

Important Agent Note Structure
We have been advised that some slight historic settlement has occurred to one corner of the garage resulting in a 6mm diagonal crack near the front corner of the flank wall. Although no further settlement had occurred under the current 8-year ownership the crack was professionally repaired with resin ties as a precaution in 2015 when the garage door was replaced. A structural engineer has recently inspected the garage and confirmed that the repair has been carried properly and that no recent movement is evident. He has also stated his confidence in the garage structure generally in his report. [The report is available on request.]

Agents Note Intending purchasers will be asked to provide original Identity Documentation and Proof of Address before solicitors are instructed.

Nearby Development Planning permission was granted in 2017 for the erection of 22 new homes comprising terraced, semi detached and a few detached properties to be located at the far end of the nearby existing established cul-de-sac with the proposed entrance to be from Holt Road and not Rectory Road.
