Property Description

Full description

Tenure: Freehold

LOCATION Bull Farm is located on Church Street within the village of Woodhurst in Huntingdonshire. The village is situated approximately 4 miles to the north of St Ives and approximately 5 miles to the north east of Huntingdon. The area has good transport links, being within close proximity of the A1M and A14 and Huntingdon has a direct train service into London Kings Cross railway station in approximately 1 hour.

The village has a reasonable service base including a Village Hall, Playing field and Grade II* Listed Church known as St John The Baptist. The village is located approximately 4 miles from the market town of Saint Ives which has a wider range of local services. The town of Huntingdon is also situated approximately 6 miles to the south west of Woodhurst.

DESCRIPTION The property comprises the former farmyard associated with Bull Farm and is approximately 0.065 hectares (0.161 acres) in size. The site is occupied by two agricultural buildings constructed of mainly timber construction under corrugated iron roof sheets. The remainder of the site has been used as paddock land and the site enjoys extensive views over open countryside. The site is situated within the Woodhurst Conservation Area.

The proposed single storey dwelling, which will replace the two agricultural buildings, is to be accessed off a shared driveway, off Church Street. The proposed dwelling will share its driveway with The Stables, which was converted to residential accommodation in 2005. Plans included with the planning application show a three bedroom property, a Lounge, Kitchen/Dining Room, Utility Room, Cloakroom, Study and 2 Bathrooms as well as garaging facilities.

PLANNING The site has the benefit of Detailed Planning Permission (Ref 18/00275/FUL) for the demolition of two agricultural buildings and the erection of a single storey residential property, which was granted on the 27th April 2018. In June 2018, a non-material amendment application (Ref: 18/01198/NMA) was approved by the Local Planning Authority to provide an access to the padlock land located to the south of the property.

In 2004, detailed planning permission was granted for the conversion of The Stables to a dwellinghouse and the erection of the single storey dwelling, to replace the two agricultural barns. The works associated with the agricultural barns were not implemented and therefore the planning permission lapsed.

For further enquiries regarding the planning permission please contact Huntingdonshire District
