LOCATION
Whitchurch Hill is a quiet, hilltop village lying some 450’ above sea level on the edge of the Chilterns Escarpment close to the Thames Valley, approximately 2 miles from Pangbourne on Thames with surrounding countryside designated an area of ‘Outstanding Natural Beauty’. Traditionally timbered and thatched cottages overlook the village green and parish church of St Johns and there are many other period properties reflecting the differing architectural styles through the ages, which essentially form the character and history of this unspoilt rural community historically based on agriculture and farming.

At the bottom of the hill is the separate village of Whitchurch on Thames lying opposite to the village of Pangbourne on the Berkshire side of the river. Pangbourne offers excellent shopping facilities as well as a wide range of amenities including a mainline railway station which has excellent commuter services to Reading and up to London (Paddington) in under the hour. There is a regular daily bus service to Reading via Pangbourne from Woodcote with good road communications, particularly for Reading and the M4 motorway.

Oakdown Close is tucked away off Goring Heath Road on the Southern side of the village and is a small private Close comprising only five detached bungalows of traditional brick construction with pitched tiled roofs.

PROPERTY DESCRIPTION
1 Oakdown Close is an individual detached bungalow, contemporary in design, with traditional brick elevations under a pitched tiled roof and bay windows to the front elevation. The property affords flexibly arranged accommodation. Via a covered porch the front door opens into a central reception hall and on to a large L-shaped sitting / dining room with door to the garden, light and bright kitchen adjoining a utility room with side door, master bedroom with bay window and en-suite shower room, three further bedrooms and a family shower room.  Presented in excellent condition, the property has been carefully maintained throughout.

OUTSIDE
The property sits in an advantageous corner plot, with grouds wrapping all the way around the bungalow. To the front is a private driveway providing ample off road parking and leading up to the detached garage with electric roller door. Flanking the driveway is a gravelled front garden with fenced right hand boundary and mature shrubs. Either side of the bungalow there is gated access to the rear garden, where there is a paved patio terrace leading off the rear and wrapping around to the sides, providing space for outside dining and entertaining. Beyond a low brick retaining wall and via two steps, there is a raised area of garden, laid to gravel for ease of maintenance, with an attractive backcloth of mature hedges and shrubs. To one corner is a summer house, and behind the garage is a large useful storage shed.
