We believe the property to be Freehold although there is a £228 pa maintenance charge for the communal areas.

Set amongst a modern development, this fabulous three-storey family home will impress all viewers. Fronting onto Springfield Road, the off-road parking for the property is found to the rear, in the form of a single space in front of the accompanying single garage. Springfield Road is a fairly quiet street and therefore extra on street parking for guests is very much available in front of the house.

A slabbed pathway leads from Springfield Road past a lawn fore-garden to the front door and once inside viewers will find themselves in the entrance hallway. From here there are doors leading off to the fitted kitchen, a generous sized ground floor wc and a fantastic lounge with dining space. The kitchen includes plenty of wall and base mounted units which go beyond the photo to the rear of the room, with integrated gas hob, electric oven and sink with drainer. There are also spaces and plumbing for a washing machine and dishwasher. The lounge is a vast space with French doors and accompanying side windows to the rear to provide plenty of natural light. Although there is a four-seater table shown in the photos, the space leftover shows that there is easily enough room for a large sofa suite and a six-seater dining table.

Moving upstairs once, the first floor includes a delightful landing space with a window to the front and doors leading off to bedrooms two and three and the family bathroom. Bedroom two, in particular, is superb sized double room which is laid over the lounge below. Having encountered this type of house before, the third bedroom can be used as a double room or as a large single room and looks out to the front of the property. The family bathroom is a tidy and clean suite with bath, wash basin and toilet.

Moving up again, the first floor is completely dedicated to the principal residents of this home as door off the short landing opens into the double bedroom with dressing area and en suite shower room. The bedroom area is another vast space with two sets of Velux-style roof windows allowing magnificent natural light. To the front of the room is the en suite shower room which includes a double shower cubicle, wash basin and toilet which are all on the right hand side of the room as you enter, leaving the left available for furniture or storage. Between the bedroom and en suite is a short corridor with built in wardrobes and a storage cupboard.

Finishing outside and to the rear, the garden is very private with wooden fence surround and secure gate for the owners to access the parking area. The flooring is low maintenance with a  decorative slabbed patio leading to a gravel stoned area.

Springfield Road is a short drive from the A460, which was formerly the A51 before a bypass was created around the North East of the town and named as the new stretch of the A51, benefitting residents by removing heavy traffic travelling through Rugeley. The A51 leads north-west from Rugeley towards Stoke, M6 North and Stafford (A513) and south-east toward Lichfield, whereas the A460 leads to Cannock, Walsall and the M6 South.

A short journey across Rugeley will bring viewers to Rugeley Trent Valley Train Station which has hourly trains to London as well as a regular service to Birmingham via Walsall & Cannock (the Chase Line). Closer to the property is Rugeley Town Train Station, which is within a decent walk and also forms part of the Chase Line.

Bus users will be delighted that a regular bus service to Rugeley Town centre is available from Springfield Road. The service is part of the 825 route from Lichfield to Stafford.

The property is within a mile of both catchment schools – The Hart School (Secondary) at 0.8 miles and Western Springs Community Primary School at just 0.2 miles. This information has been researched via the Staffordshire County Council website however we recommend that parents make their own enquiries before confirming catchment.

Close to the property on Springfield Road is a Co-operative convenience store, perfectly located for a dash out for a loaf of bread or pint of milk!! The Town Centre is either a short drive or decent walk and includes many famous and independent stores. There are also two major supermarkets in Rugeley.

Rugeley is located on the edge of Cannock Chase, Area of Outstanding Natural Beauty, which is a short cycle ride away and includes an abundance of leisure activity possibilities.
