DESCRIPTION A striking detached home! Occupying a large plot this five bedroom property offers an outstanding view over Blagdon Lake, as far as the channel and beyond. Stoneleigh offers flexible and versatile accommodation which is bound to suit a wide range of buyers, there is even a possibility for creating an annex! All of this is found within the heart of Compton Martin, surrounded by countryside and yet within touching distance of Bristol, Bath and Wells.

The property itself is entered at the front into a large entrance hallway. The ground floor comprises a series of generously sized reception rooms which include a sitting room with feature Jet Master open fire, dining room with French doors leading to the gardens, a study, a family room and a very generously sized open plan kitchen and dining room. The kitchen leads to an inner hallway which provides access to the lower ground floor where there is a useful utility room, access to the rear of the property and access into the double garage. The inner hallway leads to the aforementioned family room which could very easily be used as a bedroom. This space collectively could be reconfigured to create an annex if required.

The first floor is equally as spacious! A wooden staircase from the entrance hallway leads to a large landing area. The floor comprises four bedrooms, all of which are double rooms and each offer their own wonderful outlook over the lake or open countryside. All of the rooms have built in storage wardrobes and the master bedroom also has its own ensuite shower room. The other bedrooms are serviced by a modern four piece family bathroom.

The gardens at Stoneleigh wrap around the property and run mainly to the rear. Whilst very private the gardens are open to rear, which backs onto fields, but also provides an open aspect of Blagdon Lake. The gardens consist of lawn space, mature flower and shrub borders, hidden seating area's and a patio too! To the front of the property there is a private driveway, ample off street parking and access into the aforementioned double garage, which has light and power and also houses the boiler for the gas central heating. The property also benefits from being on mains drainage.

SITUATION Compton Martin lies in the heart of the beautiful Chew Valley. It is part of a small parish with a population of just over 500; it has all the facilities generally associated with a small village such as a post office, public house, village hall and parish church. A spring rises near the village church and feeds the village duck-pond which in times gone by used to power a paper mill and ultimately flows into the River Yeo. There is a choice of schooling nearby with primary schooling in Ubley, ( and the secondary state schooling provided by Chew Valley Comprehensive ( draws people from far and wide seeking to live within its catchment area. Only seven miles to the north of the Chew Valley is the City of Bristol, the West Country's financial and business centre, whilst the charming City of Bath with its Roman origins and Georgian architectural masterpieces is under half an hour's drive to the East. On the southern side of the Mendips is the historic City of Wells, England's smallest, with its ancient Cathedral. Access to the motorway network is at Clevedon (junction 20), St. Georges (junction 21) and Edithmead (junction 22) and there is an international airport at Lulsgate and mainline railway stations at Weston-super-Mare, Yatton and Bristol.

DIRECTIONS Travelling through the village of Compton Martin towards West Harptree, go past the pond on the left and turn into Rectory Lane on the right hand side. The property can be found a short way up the lane on the right hand side.
