Tenure: Freehold

An enchanting, spacious three bedroom semi-detached property built in the Scandinavian style and situated in this rural part of the New Forest, just outside Lymington. The property enjoys a private garden, separate garage and ample off-road parking.

An inner hallway has laminate flooring and an understairs storage area, together with a cupboard housing the electric meter and fuse box. The laminate flooring continues through to a study which overlooks the garden and has a door giving access outside. The hall then leads to the kitchen which comprises a range of floor mounted units with wood block work surfaces, a shelved larder cupboard, a stainless steel one-and-a-half bowl sink unit with mixer taps, a Hotpoint ceramic hob and space and plumbing for a dishwasher. A square archway then leads to the dining area where there is a cupboard housing the hot water tank, an additional storage area, and matching kitchen units. The dining area has an attractive bay window overlooking the front garden. The sitting room faces south with laminate wood effect flooring and a sliding patio door opening into the south facing conservatory. The utility room has space and plumbing for a washing machine and tumble dryer, a built-in electric oven and ceramic tiled flooring. A door then leads to a ground floor bathroom with corner bath, pedestal mounted wash basin and low-level WC.

The straight-run staircase leads to the landing where there are three bedrooms; two doubles and one single. There is laminate wood flooring throughout. The shower room has a shower cubicle, pedestal mounted wash basin and low level WC.

The property is approached from Burnt House Lane with a driveway giving access to the garage. The property is well screened from the road with deciduous and coniferous trees. The front garden is laid to lawn with a decked area leading off from the conservatory. There is also a detached timber framed garage with double opening doors. The rear garden is laid to lawn being close board fenced and there is also a useful implements shed.

Directions - From our office in the High Street proceed up into St Thomas Street joining the one way system in the right hand lane. Follow the road round passing Waitrose, through the traffic lights and straight over three mini roundabouts. After the third one fork almost immediately right into Boldre Lane. At the very end of Boldre Lane turn right and proceed over the bridge, through the bends and up the hill toward the Fleur de Lys Public House. After the pub, continue past the first turning on the right hand side into Burnt House Lane and instead take the second turning into Burnt House Lane. Proceed along the road and just after it bends to the right, the property will then be found on the right hand side.

Services - Mains electricity, water and drainage are connected to the property. There is no gas. The property has an electric heating system.

Council Tax Band - D

EPC Rating - E

Historical Note - After World War II, Britain was in desperate need of houses that could be built quickly to replace those that had been destroyed. The Swedish government gifted around 2400 timber-built homes in 1945/46 to thank the British for their support during the war. These Swedish 'flat-pack' homes were supplied in sections using tough Baltic pine and insulated with a natural felt made from sheep's wool which was designed to withstand the cold winters.

Agents Note - The current owners did have a mortgage on the property. The property has been used as a holiday rental and has proved hugely successful, having been let for 47 out of 52 weeks last year.
