The Property - Neaudd Bwll is a beautiful, three bedroom character cottage, set in the stunning Abergwesyn Valley. The cottage is absolutely immaculate throughout and although fully modernised it still offers many of the original features but yet provides a high standard of accommodation. Externally the cottage is complimented by an attached double garage, pony stables, storage sheds, with well kept flower and vegetable gardens and a paddock that extends to approximately 1.8 acres in total.

The presentation of the cottage is really something to be admired, I wish my own house were like this! The high level of attention to detail that the cottage has but yet with the solid wood double-glazed windows and a modern oil central heating system you have the best of both worlds! On the ground floor there are two reception rooms and a conservatory giving ample space for the family to relax. The lounge has the original stone fireplace, with a Clearview multi fuel burner and with the extensive ceiling timbers on show it really boasts character. The conservatory adds a different dimension to the accommodation with the UPVC double-glazed windows overlooking the fantastic gardens. The dining room is again a lovely room, located at the rear of the cottage it has a light, natural lime stone tiled flooring with underfloor heating floor that runs throughout most of the ground floor rooms, providing a fresh, light feel. With French doors that open to the rear garden it is a very impressive space within the house. Off the dining room a rear hall gives access to the garden and also to the wet room. A stunning room, with a beautiful fitted shower suite. The kitchen breakfast room offers a hand made oak kitchen with a fully working Rayburn providing that cosy, cottage feel and there is also a double gas burner to the side of the stove. The kitchen worktops are Granite, and has a Belfast sink, which all add to the character of the cottage. There is also an integrated fridge. A useful size utility room accessed off the kitchen, with a second electric oven for ease of cooking and you will find the oil fired boiler tucked away under the fitted worktop. From the utility you step into the attached double garage, you don't see many garages that you could park a car in these days but with the meticulous presentation you certainly can here!

Off the first floor landing there are three bedrooms, all of which are generous doubles, the quality of decor and presentation cannot be faulted. The master bedroom is at the rear of the house, with extensive fitted wardrobes and double aspect that overlooks the rear garden, it is a great room. The three bedrooms all have a light aspect but retain character with the original, exposed beams on show. The family bathroom is off the rear landing and offers a fully fitted, impressive white suite.

Such a beautiful property, that many would love to call their home!

Outside - You enter the grounds through a vehicular gated access to the gravelled parking driveway which leads to the double garage. The drive flanks the property providing additional parking at the rear of the cottage and climbs to the yard, stables and paddock. An ideal space to park trailers or a horse box. The beautifully tended too gardens sweep around the cottage as it nestles in centrally amongst them. There is a stone walled flowering area as you first enter the grounds on your left with a free flowering water feature which has been recently re-furbished. A path winds through the flower garden around the rear of the cottage and in turn leads to the paddock and vegetable garden.

Firstly to the side of the cottage a gated access leads to the yard area. There are two pony stables to the side measuring 5.11m x 4.97m in total which are fitted with power and have the rubber matting in place. Also with a handy lean to tack room to the side which has more recently been used as a wood store. There is a well built garden shed which is currently sub-divided in two that measures 3.39m x 296m which you will definitely need when you see the superb vegetable garden that is in place! With raised vegetable beds and a poly-tunnel you can live the good life, growing your own fruit and veg, all whilst admiring that amazing view!

The Location - The property is located in the beautiful Abergwesyn Valley which provides a spectacular piece of the unspoilt Mid-Wales countryside. The nearby Abergwesyn Commons stretch for 12 miles between the Nant Irfon valley and Llanwrthwl. They are rich in archaeology, including Bronze Age ritual sites and deserted medieval villages. A National Trust project is focused on the preservation of the peatland. To the north the ground falls away to the edge of the Elan Valley Reservoirs. The summit ridge is wild and bleak with expansive views across the roof of Wales

The nearby Llanwrtyd Wells is a small town in Powys, mid-Wales, on the River Irfon, with a population of 850, it claims to be the smallest town in Britain. The town is on the A483 between Llandovery and Builth Wells and is located near the pass between the Tywi and Irfon valleys. Llanwrtyd has a rail station on the Heart of Wales line with connections to London Paddington at Swansea. Other local facilities such as the primary school no more than a mile away. Llanwrtyd Wells grew as a spa town around the Ffynnon Ddrewllyd, which still exists. The town is the site of both the World Bog Snorkelling Championships and the annual Man versus Horse Marathon, as well as other annual events.
