SELLER INSIGHT "We moved to Manaton in 2001, we really liked the idea of being part of an active village community and have loved it over the last 17 years. There are so many things going on in the village throughout the year including the Manaton Show & Fair. We have a great Cricket club, Church and village hall activities including yoga and pilates. There's even a monthly Manaton market, where you can buy locally produced goods. The Kestor Inn also sells everyday items like bread and milk, so it is very handy. It has been a great place for meeting the locals and provides a real focal point for life in the village. The small lane nearby is called Slinkers lane - aptly named as it is the old walking route to the pub!

When we were looking for a place, we wanted somewhere with privacy and Little Silver gave us exactly that. You really feel as though you are on your own, with fantastic views of Dartmoor, especially Haytor Rocks and all the beautiful trees which surround the property it is easy to forget you are in the village. It's the best of both worlds.

The great outdoors as just as important as the house and we feel so lucky to have had the moors on our doorstep, especially with the dogs -they love it! It's the perfect spot for walking, and horse riding couldn't be more accessible. We've also got around two acres of our own land, so we've been able to rear sheep and keep chickens- it's definitely been a learning curve, both eventful and rewarding! The good life is certainly possible here!

Now the kids have grown up it is now time for us to downsize. We really hope to be able to move to somewhere smaller in the local area as we are so fond of it and couldn't think of a nicer place to be! We really hope that the new owner, loves living here as much as we have done."
 

STEP INSIDE There is a lovely stable door which takes you into the entrance hall. It's here that you'll realise how spacious the property is. The hall has a ceiling light and lovely parquet floor which continues in to the main living room and study. The living room is spacious and with French doors, and two further windows it is lovely and bright too. And when the weather is colder, It has a really nice stone fireplace with woodburner. The kitchen is to the side of the house. It has been really improved by the owners with an extension to create a dining and living space, it really is the heart of the home now and a great space for socialising. It has double doors out to the patio, a woodburner and views over the grounds and up to the moor. Back to the entrance hall there is the study which has lovely views to Haytor and over the grounds. It could also work as a single bedroom if required. Accessed off the entrance Hall there is a porch which has its own door to the outside. From here there is access to a further WC, boiler room and a large utility room. A door from the utility goes into the garage.
 

STEP OUTSIDE The ground at Little Silver extend to around 2 acres and has been divided up to create a paddock and garden. The paddock lies mainly to the side of the property and extends around the front. It would work well for a horse or sheep etc and has water connection and trough. LOCATION Manaton is a popular and picturesque Dartmoor village with a great sense of community. It is around a 10-minute drive to Bovey Tracey which is the closest town where you'll find all the amenities you could need. It is also home to the Devon Guild of Craftsmen and the National Trust Parke - with its woodland and river walks and popular café/restaurant.

Manaton is also very accessible as it takes just 10 minutes or so to get to the A38. From there Exeter is around 20 minutes and Plymouth around 35 minutes.
