Total site area of phase 4 extends to approximately 3.96 acres and is part of the wider outline planning consent. The original planning consent allowed for 152 dwellings on phases 2 to 4. Phases 2 and 3 are almost complete which leaves a maximum number of 77 units available for phase 4.

As part of the wider development scheme access roads are to be constructed to the edge of the site from phases 2 and 3 and there is additional access from Matthew Flinders Way to the South West of the site. However, there is no affordable provision required on phase 4.
