Full description

Description:
Located some 330 yards (300m) down a private lane that threads its way through mature woodland to the tranquil and secluded enclave of Hawksclough, a stone built barn on which Planning Permission has been obtained for conversion into a 4-bedroom residence.

It is situated within the grounds of Hawksclough Farm, a Grade II Listed Building of significant local interest both architecturally and historically as it was the place where Mass was held secretly in the Reformation and later until the opening of St Bedes RC Church in 1824. Because of its association with the De Hougton family who were associated with William Shakespeare and Catholic sympathisers there is a story that Shakespeare may well have visited and stayed at Hawksclough.

It provides the rarely available opportunity of converting into an individual residence in an idyllic setting with generous gardens of 0.213 acres or thereabouts benefitting from the shelter and seclusion of the surrounding mature woodland which provides a haven for local wildlife including roaming roe deer.

Comprehensive neighbourhood amenities are close by in Clayton-le-Woods and Bamber Bridge and it is within minutes driving distance of the junctions where the M6, M61 and M65 converge and consequently is most convenient for surrounding Central Lancs towns and cities and for commuting to Manchester

Location:
From Junction 29 on the M6 (Junction 1 on the M65) proceed south along Preston Road (A6). After passing over the motorway bridge turn right into the private access road.

Planning Permission has also been obtained to convert the brick built store which is also offered For Sale at the sum of £150,000.
