Full description

Gwaun Ffynnon is a beautiful barn conversion which offers good-sized 3 bedroom accommodation over 2 floors. It is sympathetically presented and includes many character features, including exposed stonework, exposed A frames and ceiling timbers, fireplaces with wood-burning stoves, original bread oven etc. It is set in approximately 3 acres of land, including a veg garden, small orchard, paddocks and a small lake. There are also some useful outbuildings.

Situation
The property enjoys a rural location, a mile or so outside the village of Llanybydder, which offers all the facilities for day-to-day living. It is approximately 6 miles from the university town of Lampeter and about 19 miles from Carmarthen. The Cardigan Bay coastline is about 16 miles away with the villages of New Quay and Aberaeron being popular destinations for locals and tourists alike. The property also sits on a cycle route. The nature of its location would make it ideal for a small camping site, subject to the necessary licence. The neighbouring property also hires out a single camper van through the 'Querky Campers' organisation which specialises in 'one off' camper vans which have been customised by their owners.

Externally
The property sits end-on to the road. To the rear of the property is a gated drive offering plenty of space for parking three or four vehicles. The main entrance, however, is in front of the property. This gives access to further parking space, to the gardens, outbuildings and land. Beyond the gardens is the rest of the land. This is divided into 3 areas: 2 grazing paddocks and a recreational area with specimen trees and a small lake. The lake has a duck house and a decking area with beach house: this is a private spot to enjoy the tranquility of the natural environment. The lower paddock has a wooded area to one corner. The top paddock has road frontage. There is a gateway (no longer used) giving access to the road. The land would be ideal for anyone wanting to run a small campsite. Licenses are available through the Camping and Caravan Club or Grass Roots Camping Organisation. The property extends to approximately 3 acres.

Hot Tub

Garden Area
To the front of the property there is a large garden area which is divided into: Large lawned area with flower beds A well-established vegetable garden with raised beds and potting shed A terraced area next to the conservatory with seating, summer house, barbecue area etc. Beyond the garden is an orchard with a number of fruit trees

The Outbuildings
There is a range of useful outbuildings, most with power and light connected. These briefly comprise: Workshop Dutch Barn Lambing Shed, with corral open to top paddock Potting Shed, with multi-fuel stove Beach House, by lake Summer House with terrace and hot tub

The Land
The majority of the land is in two paddocks. Both are flat or gently sloping. One paddock lies beyond the vegetable garden and includes a field shelter. The second lies below the orchard. Both are of clean pasture and are bounded by mature hedges. At one end of the lower paddock is a large pond. This is fenced off and provides a secure enclosure for ducks as well as providing a pleasant place to sit. Beyond the pond is a further area of land which is generally left for wildlife, although it has paths cleared for access. This land is ideal for running the dogs and would be a great place to site shepherd huts if desired (subject to consent).
