SELLER INSIGHT We moved to Devon 20 years ago to take up jobs in Totnes. We found property we liked in Harbertonford. The village is only 3 miles away from Totnes which offers us a wide range of services with its secondary school, shops and mainline station giving easy access to Exeter, Plymouth and London.

The village itself offers us a village shop/post office, garage with shop, primary school, pub, church and lifestyle furnishings store with a café. We also like the fact that there are regular buses to Dartmouth and Kingsbridge as well as Totnes.

We bought the house called Youldens which had two derelict barns and around four acres of land on the edge of the village. Eleven years ago we sold the house retaining the largest barn and most of the land. The barn was converted into a house, which we named Sampsons Barn, after Dr Sampson Ford, a previous inhabitant of Youldens who was an early experimenter with smallpox vaccination. The barn is very comfortable to live in with terracotta tiles on the ground floor with solid oak flooring upstairs. The thick stone walls ensure any nearby road noise is minimal, while the structure helps keep the building cool in summer and warm in winter. It works well as a family house as well as providing plenty of room for entertaining.

The land is south facing and in the past we have grown a lot of our own vegetables and fruit. There are fruit trees and blueberry bushes and we also have chickens and ducks providing us with a regular supply of eggs! We also enjoy the wide variety of walks near to us which include the South West Coast Path with its breath taking views and the local beaches.

We've been very happy in Sampsons Barn but now feel that it is the right time to downsize and would like a smaller house with less land.

Heading out on the A381 from Harbertonford there are many miles of coastal walks and beaches to explore. The popular towns of Dartmouth (11 miles) and Salcombe (15 miles) are located close by and there is ease of access onto the A38 expressway to get to Plymouth, Exeter or city's further afield. Totnes is on the mainline Paddington to Penzance route with frequent trains into London.
