0.522 acres (0.211 hectares) Pasture Paddock with benefit of mains water supply, sunny south facing aspect and extensive views over the Avon Valley.

Situation and Description
The property is situated within the South Hams Area of Outstanding Natural Beauty, being a desirable and attractive location only about 8 miles from the A38 which links to the M5 near Exeter. The land offered lies a short distance from the quiet rural village of Woodleigh and is approximately 3 miles from the market town of Kingsbridge.

The Land
Deer Meadow is a single and attractive enclosure of gently south facing well drained, fertile agricultural land which has been organically farmed for grazing and making hay. The land is ideally suited for livestock/animal grazing, arable crop production, growing of vegetables or general amenity and enjoyment purposes. The land benefits from outstanding countryside views across the Avon Valley towards woodland, fields and tree lined hedgerows which extend far into the distance. The field boundaries are defined on all sides with solid Devon hedge banks with native hedging which provides an effective windbreak and some screening.

Services
An individual mains water supply is connected to the land through a sub-meter and the Vendor will grant a right to the purchaser to use water based on current South West Water rates charged.

Access
Access to the land is from the adjoining Woodleigh Road via a 12' wooden Devon gate. The gate leads to a track which runs along to a further wooden gate which leads to the north/higher side of Deer Meadow. There is a right of vehicle and pedestrian access from the Woodleigh road to this gate leading into the field and this area is identified coloured yellow on the sale plan.

Basic Payment Scheme
The land is not believed to be registered for the Rural Payments Agency's Basic Payment Scheme, therefore no entitlements are included in the sale.

Other Stewardship Schemes
The land is not believed to be currently in any Stewardship Scheme.

Wayleaves, Rights & Easements
The property is sold subject to the benefit of all rights that may or may not exist, including: rights of way (whether private or public). In addition, all other easements, rights, covenants and other matters, whether or not they are referred to in these particulars of sale (where relevant) within the particular conditions of sale.

Tenure
Freehold with vacant possession upon completion.

Covenants
The Vendor is anxious to ensure that this Area of Outstanding Natural Beauty remains unspoilt and a number of covenants have been drafted to protect the location. The Transferee and whoever is successor in title is not to: - Use the land or access tracks for any sort of racing, such as motor bikes, cars or other vehicles. - Use the land in such a manner that will cause damage to the access track to the land. - Conduct any business from the land. - Use the land as a commercial campsite. - Erect any signboards visible from the public highway. - Sell the land except as a whole and specifically not in such a way that it could be registered in separate titles or in separate ownerships. - Erect polytunnels or greenhouses. - Store motor vehicles, caravans, boats or mobile homes. - Site mobile homes, caravans or portable accommodation. - Store goods for reward. - Erect buildings/structures or bring structures/items onto the land in colours that are other than dark green. - Trim...
