Full description

A spacious 3 bedroom ground floor flat with panoramic views to the Clyde Estuary located close to the Western ferry service and walking distance to local shops. Would make a great retirement flat or family home.

Broughallan Gardens is a substantial sandstone building containing 6 spacious flats 2 on each floor located in the village of Kirn. The property is within walking distance of the ferry service in one direction and local shops in the other, making the property an attractive home or ideal holiday location for the discerning buyer. The flat looks out over the well-tended lawn to the front and a shared drying green to the rear.

The communal entrance at the front has the original tiled walls and is very well cared for. Flat 1 is to the left and has 2 storm doors and a double glazed door leading into the hallway. The property has a large sitting room with a bay window that makes the most of the views to the front. Two bedrooms also face the front with the 3rd bedroom, dining kitchen and wet room at the rear of the property. There is plenty of storage in the property, with a large walk in cupboard off the sitting room and a further 2 cupboards off the hall. The windows are fully double glazed and the heating is gas central heating. The back and front gardens are communal with a drying green to the rear. This terrific spacious property, in close proximity to all amenities, would make a great home for a variety of buyers.

The centre of the bustling town of Dunoon is approximately 1 mile to the south. Dunoon is the main town of the Cowal Peninsula and has a complete range of shopping, leisure and professional services. The town has a good range of welcoming pubs and restaurants, a library, hospital, secondary school, theatre, cinema, swimming pool and leisure centre. There is a primary school in Sandbank and nearby Kirn along with Dunoon Grammar School.

Located on the scenic Cowal Peninsula in Argyll, Rosebank is only a short walk from Western Ferry terminal from where there are frequent passenger and vehicular sailings across to Gourock. From here, the road and public transport links make it possible to commute on a daily basis to Glasgow and the central belt. It is equally possible to drive to Glasgow via Loch Lomond which takes a little longer but is via some of the most famous and breath-taking countryside in western Scotland. As with most parts of Scotland, one is never too far from a golf course and Dunoon is no exception - the district having three challenging courses. The expanding Holy Loch Marina is nearby with its berthing and associated chandlery services, an excellent base from which to sail and explore the world famous lower Clyde and Kyles of Bute inland sea lochs and waterways. Sea fishing is available on the Firth of Clyde and it is possible to fish for salmon and sea trout by permit on some of the rivers and lochs of the district, the River Eachaig and the freshwater Loch Eck only a few minutes’ drive to the north. The area is renowned for its spectacular scenery. Benmore Botanic Garden is only five miles away and there are near endless walks, hill climbs and quiet country roads offering wonderful rambling and cycling country. Travel Directions from Glasgow city centre leave in a westerly direction on the M8 motorway. Continue for 21 miles to arrive at Port Glasgow. Follow signs Greenock and Gourock on the A770 for 8 miles to the Western Ferries terminal at McInroys Point. Take the ferry to Hunters Quay turn left on the A815 and proceed in a southerly direction towards Dunoon for about 400yds and the property is located just before the red sandstone Kirn Church.
